The Korea Land and Housing Corporation (LH) will re-supply residential land in the Paju Unjeong 3 district, where private pre-applications have been canceled.

LH noted on the 14th that it will supply two parcels of mixed-use land in the Paju Unjeong 3 district. The residential land blocks 3 and 4 were lands where private pre-applications were canceled due to contract termination last July. During this land supply, existing pre-application winners will be offered dwellings in the same or similar area as the canceled pre-applications. Currently, there are a total of 546 households among the existing pre-applicants in each respective block seeking to maintain their status.

The total area of the supply in blocks 3 and 4 is 40,036㎡, with a building coverage ratio of 60% or less and a floor area ratio of 300% or less (with residential area at 270% or less). The total number of dwellings to be constructed is 944, with block 3 allowing dwellings of sizes 60-85㎡ and over 85㎡, and block 4 allowing dwellings sized 60-85㎡.

The supply amount is approximately 251.1 billion won, which is about 20.99 million won per 3.3㎡. Payment will be structured as a three-year partitioning under conditions of interested payments, and the supply method will be through a general competitive bidding process for the highest bidder.

Additionally, the respective blocks are subject to the "public land early authorization incentive" and "unsold property purchase guarantee." There will be no interest burden for advance payment for early construction. Moreover, if construction starts within this year after full payment, unsold households can be purchased by LH to secure project viability.

The supply schedule will have bidding application reception and opening on the 10th of next month following the supply announcement on the 14th of this month, with the successful bidder announced on the same day. Contracts will be executed on the 17th and 18th of the same month.

The Paju Unjeong 3 land development district will be created in Mokdong-dong, Dayul-dong, and Dangha-dong in Paju, Gyeonggi Province, covering a total area of 7.16 million㎡, with plans for 44,958 dwellings and an expected population of 106,199.

Blocks 3 and 4 are located approximately 300 meters from Unjeong Central Station on the GTX-A line, which takes 22 minutes from Unjeong to Seoul Station, with plans for full opening to Dongtan by 2028. Accessibility to the metropolitan area is also good through the Jayuro, Second Jayuro, and the Seoul-Munsan expressway, making transportation conditions very favorable.

Kim Seong-yeon, head of LH's Northern Gyeonggi Province regional headquarters, said, "The parcels being supplied this time are not only located near GTX-A Unjeong Central Station, but also various incentives for early construction and unsold property purchase guarantees are possible." He added, "We hope for significant interest from excellent construction companies."
