Seoul Housing and Communities Corporation (SH Corporation) will receive basic plans and architectural design proposals for the Gaepo Guryong Village urban development project.
On the 31st, SH Corporation announced it will publicly solicit designs for Guryong Village, located at 478 Yangjae-daero, Gangnam-gu, and will accept basic plans and architectural design proposals.
SH Corporation plans to select a design that will establish "a boundary-less new form of public housing" in the physically isolated Guryong Village and transform it into an "open cooperative village" that coexists with nature.
The construction site for the Guryong Village urban development project consists of a total of six blocks: two mixed-use blocks (F1, F2) and four apartment blocks (M, B1, B2, B3). SH Corporation will develop four blocks (F1, M, B2, B3), while two blocks (F2, B1) will be sold off for private developers to handle.
A total of 3,887 dwelling units are expected to be built in Guryong Village, comprising 1,896 public rentals, 1,031 public sales, and 960 private sales. This represents an increase of 367 units from the initial development plan of 3,520 units, reflecting an increase in supply in line with Seoul’s 'housing expansion measures for newlyweds amid low birth rates.'
The deadline for submitting proposals is March 21, 2025. On that day, the list of commissioners (total of seven) for the proposal review will be announced. The proposal review committee will convene on March 28, and the results will be released on March 31.
Guryong Village was formed in the 1970s and 1980s as marginalized groups, including the displaced residents, moved there during the development of the Gangnam area. The physical disconnection with surrounding areas deepened after the opening of Yangjae-daero in 1989, leading to a deterioration of the living environment, including the emergence of illegal unlicensed shantytowns.
Hwang Sang-ha, president of SH Corporation, noted that he aims to develop Gaepo Guryong Village into a "nature-friendly village" that coexists with the excellent natural environment of Guryongsan and Woomyeonsan. He also said that he will construct "a boundary-less new form of public housing" to create an environment where the original residents and newly arrived populations can naturally harmonize.
