On the 24th, the Seoul City Council held a city planning committee meeting and announced on the 25th that it had modified and approved the maintenance plans for seven areas, including the Hawolgok 1 district in Seongbuk-gu and the Sangdo 14 and 15 districts in Dongjak-gu.
In Dongjak-gu, the maintenance plans for the Sangdo 14 and 15 districts were established. The Sangdo 14 district covers an area of 50,788.45 square meters around 244 Sangdo-dong in Dongjak-gu. It is a low-rise residential area that formed in the 1960s, facing issues due to a lack of parks and poor walking environments. The redevelopment will create a maximum of 29 floors, 13 buildings, and 1,191 dwellings, with 151 units planned as rental housing.
The Sangdo 15 district, located around 279 Sangdo-dong (141,286.8 square meters), also has set redevelopment plans. This is an aging residential area near Sangdo-ro and Guksabong, which will be transformed into a total of 3,204 dwellings through redevelopment. It will consist of 33 buildings, with a maximum height of 35 floors, and 500 units will be provided as rental housing.
The Hawolgok 1 district, located around 70-1 Hawolgok-dong in Seongbuk-gu (78,374 square meters), will have its zoning upgraded from second general residential area (up to 7 floors) to third general residential area, with a maintenance plan established for a maximum of 34 floors, comprising 17 buildings of dwellings, approximately 1,900 units (about 410 units as rental housing). This area was densely populated with aging low-rise houses and small commercial buildings. Residents have faced inconveniences due to narrow alleys formed along the Wolgokcheon stream and a lack of parks.
The Garibong 1 district, located around 115 Garibong-dong in Guro-gu (83,949.57 square meters), also has established maintenance plans. According to the rapid integrated planning maintenance project and the results of the authority's subcommittee meeting, this area will be developed into a mixed residential complex consisting of 21 buildings, with 49 floors above ground and 3 underground, and a floor area ratio of 349.64%. A total of 2,259 dwellings (including 609 units of rental housing) will be supplied, and 106 officetel units have also been planned to meet the residential demand of employees in the nearby G Valley.
The area around 253 Gocheok-dong in Guro-gu (63,123.42 square meters) will provide a total of 1,469 units of maximum 29-floor residential buildings, comprising 18 buildings (239 units as rental housing). The Sangbong 13 district in Mangwoo-dong, Jungnang-gu, covering an area of 49,586.19 square meters, will be redeveloped into a maximum of 37 floors across 10 buildings, totaling 1,249 units (270 units as rental housing).
