The area around Jongam-dong 125-35, which was a former quarry site at the foot of Mount Kaewoon in Seongbuk-gu, Seoul, will be redeveloped into a residential complex with a maximum height of 22 stories. The Seoul Metropolitan Government announced on the 25th that it has confirmed a rapid integration plan for this area. This region, located near Mount Kaewoon, was previously a quarry, and the ground weakened due to quarrying operations, leading to significant damage from cracks during heavy rainfall.

According to the rapid integration plan, the site will feature a residential complex surrounded on three sides by Mount Kaewoon, harmonizing the urban environment with nature. The area spans a total of 32,740 square meters and will be transformed into approximately 850 housing units, with a height of around 22 stories.

Taking into account the heights of Mount Kaewoon and nearby apartments, the Seoul Metropolitan Government plans to establish a skyline where the area along Jongam-ro 19-gil will feature 22 stories, with heights gradually decreasing to around 10 stories closer to Mount Kaewoon within the maximum range of 127 meters.

Plans are in place to create a cross-shaped view corridor that connects green spaces surrounded by Mount Kaewoon, with gardens and cluster squares scattered throughout the internal and external spaces of the complex, as well as terraced gardens.

The steep hilly terrain, with a height difference of approximately 35 meters, will be developed into terraced housing, and plans include the installation of sloped and vertical elevators that connect Jongam-ro 19-gil through the complex to the trails around Mount Kaewoon. In the area that was formerly a quarry, where there is a lot of bedrock making construction challenging, underground parking will be created to minimize excavation volume.

In connection with the adjacent Jongam-dong 125-1 street house maintenance project area, plans will secure Jongam-ro 19-da-gil as a safe road with separate walking paths and vehicle lanes, and a space for community buses will also be provided. At the entrance to Mount Kaewoon, there will be resting areas for users of the trails, and residential convenience facilities will be placed along Jongam-ro 19-gil.

Meanwhile, planning has been completed for 89 out of the 148 areas currently included in the rapid integration plan by the Seoul Metropolitan Government, including this area. The Sillim 1 District and Yeouido Hanyang Apartments are awaiting project implementation plan approval next year. The Seoul Metropolitan Government plans to streamline the procedures of the rapid integration plan to significantly shorten the project timeline and will conduct a consolidated review of the urban planning committee’s authority subcommittee and the project implementation plan.
