The 'Seongsu Strategic Maintenance Zone Housing Maintenance-type Redevelopment Zone' (Seongsu Strategic Maintenance Zone), a redevelopment project with around 9,000 dwellings along the Han River in Seongdong-gu, Seoul, has received a decision and notification on its maintenance plan, which is divided into four areas.

As the Seongsu Strategic Maintenance Zone redevelopment project gains momentum, competition among large construction companies for contracts is expected to intensify.

According to the maintenance industry on the 28th, the Seoul Metropolitan Government announced the decision on the maintenance plan and designation (amendment) of the maintenance zone, along with the district unit plan (area) decision and topographical map, for the implementation of the Seongsu Strategic Maintenance Zone redevelopment in the area of 72-10, Seongsu 1-ga 1-dong, Seongdong-gu, on the 27th.

The plan indicates that the existing maintenance zone of 530,399 square meters will be partitioned into four maintenance zones, and the names of the maintenance zones will be changed to Seongsu Strategic Maintenance Zone No. 1, 2, 3, and 4 Housing Maintenance-type Redevelopment Zones.

The Seongsu Strategic Maintenance Zone is a redevelopment project that aims to construct 9,428 dwellings (including 2,004 rental dwellings) across 55 buildings in the total of four districts in the area of 72-10, Seongsu 1-ga 1-dong, Seongdong-gu, Seoul. The redevelopment scale by district is 3,014 dwellings for District 1, 2,609 dwellings for District 2, 2,213 dwellings for District 3, and 1,592 dwellings for District 4.

The Seongsu Strategic Maintenance Zone received district unit plan designation from the Seoul Metropolitan Government in 2009, but encountered difficulties in project progress as the maximum height was limited to 35 floors according to the 2030 Seoul Urban Master Plan in 2014. Additionally, the necessity for all four districts to simultaneously promote the maintenance project also influenced the delay.

With the receiving of the maintenance plan notification, which partitioned into four districts, it is expected that the project progress will accelerate for each district.

According to the maintenance industry, the Seongsu Strategic Maintenance Zones 1, 2, and 4 are expected to enter the selection phase for contractors as early as the second half of this year. District 3 is currently in the design competition phase.

Construction companies reviewing the project viability of the Seongsu Strategic Maintenance Zones 1, 2, 3, and 4 are also appearing busy in preparation for the contract bidding.

A source in the maintenance industry noted, 'The Seongsu Strategic Maintenance Zone is regarded as a large-scale maintenance project site along the Han River, along with the Apgujeong Apartment Zone in Gangnam, Seoul.' They added, 'District 1 has attracted attention from GS Engineering and Construction, Hyundai E&C, HDC Hyundai Development Company, and others, while potential candidates for District 2 include POSCO, Samsung C&T, DL E&C, and Lotte Engineering & Construction.'

They further stated, 'For District 3, Daewoo E&C, Samsung C&T, and SK Eco Plant are reviewing the project viability, while District 4 is also being considered by Samsung C&T.'
