The Seoul Housing and Community Corporation (SH Corporation) announced on the 26th that it will start moving in residents to "e-Pyeonhansesang Dapsimni Artefore" from the 28th.
"e-Pyeonhansesang Dapsimni Artefore" is a complex redeveloped from the old residential area at 12 Dapsimni-dong, Dongdaemun-gu, Seoul, part of the "Dapsimni District 17" redevelopment project, in which SH Corporation has been participating as the project implementer since 2011.
After completing a joint inspection with the "Dapsimni District 17 Residents Representative Council," SH Corporation will start the move-in process for "e-Pyeonhansesang Dapsimni Artefore" from the 28th.
"e-Pyeonhansesang Dapsimni Artefore" has been reborn as an apartment complex, redeveloping an old residential area of 13,850.9 square meters into six buildings with 326 units (exclusive area of 59-84㎡) spanning from two basement floors to 21 floors above ground.
The complex includes community welfare facilities and neighborhood living facilities, and is equipped with various specialized community facilities such as a fitness center, a small library, a children’s drop-off area, a multipurpose room, and individual shared storage.
It was also designed with a structure that allows for easy renovations, such as space expansion and alterations, and features advanced technologies including ▲intelligent security lights ▲fire suppression systems for electric vehicles ▲smart integrated housing control panels (wall pads) ▲artificial intelligence parking management ▲noise-reducing range hoods.
SH Corporation expects the success of "e-Pyeonhansesang Dapsimni Artefore" to contribute to the spread of public-private collaboration models. This is because it is an exemplary case of how public and private entities closely collaborated to transform a sluggish project into success.
The project for Dapsimni District 17, which faced difficulties in progress due to insufficient agreement rates for setting up a union caused by a housing market slump, abandonment by construction companies, and difficulty in securing funding, has been back on track since SH Corporation was designated as the project implementer in July 2011.
As a public project entity, SH Corporation effectively reduced various risks such as rising construction costs and slumping real estate markets by overseeing private construction projects, and it also saved costs through direct supervision. Unlike many maintenance project sites that have faced conflicts recently, it prevented disputes over construction costs and work stoppages by directly undertaking the "construction cost verification."
The "Dapsimni District 17 Residents Representative Council" presented a letter of appreciation to SH Corporation President Hwang Sang-ha to mark the move-in.
Hwang Sang-ha, President of SH Corporation, stated, "Based on the expertise and know-how accumulated over the past 36 years, we will expand collaboration with the private sector to spread successful public-private collaboration models," adding, "Through this, we will increase the supply of high-quality dwellings and contribute to the housing stability of Seoul citizens."
