SH Corporation noted that the ‘Godeok Onbitchae’ zero energy apartment was completed on the 20th.

The ‘Godeok Onbitchae’ is a project to construct a total of 697 units of happiness housing and public rental housing across six buildings, consisting of two underground floors and eighteen above-ground floors at 599-10 Gangil-dong, Gangdong-gu, Seoul. In June and September 2024, it will recruit residents for 437 units of happiness housing and 260 units of public rental housing, respectively.

Godeok Onbitchae was promoted under the ‘low carbon, low energy model community’ policy announced by Seoul in 2016, aimed at realizing an energy self-sufficient and welfare-oriented futuristic energy zero residential complex. It is a cutting-edge, futuristic residential complex that is five years ahead of the domestic zero-energy supply expansion plan under the ‘national strategy for carbon neutrality and green growth and the 1st national basic plan.’

According to the domestic zero-energy supply expansion plan under the ‘national strategy for carbon neutrality and green growth and the 1st national basic plan,’ the minimum certification level for zero energy in private buildings (over 1,000 square meters, including multi-family residential buildings) is the ZEB5 level by 2025, while public buildings (over 1,000 square meters) will have a minimum of ZEB4, and the application of the ZEB3 standards for public buildings is under review for after 2030.

As the first in the country among multi-family residential buildings of over 500 units to obtain ‘zero energy building (ZEB) level 3 certification,’ it has secured the highest energy efficiency rating of 1+++, with an energy self-sufficiency rate exceeding 60%.

SH Corporation applied cutting-edge energy-saving technologies, including passive technologies such as high-performance composite insulation, active technologies like geothermal and solar power generation systems, and building energy management systems (BEMS).

With passive technologies, it is expected to achieve a 36.8% reduction in heat loss for unit households (exclusive area of 49 square meters) by applying ▲high-performance composite insulation systems with external insulation ▲blinds integrated with low-emissivity triple-glazed windows and airtight tape, and ▲roof parapet thermal bridge insulation materials.

Active technologies will be implemented to provide heating and cooling through a geothermal system utilizing the natural ground within the complex and solar power generation installed on the apartment walls and roof.

In addition, a BEMS that manages energy consumption and production in real time has been implemented to maintain a comfortable indoor environment and enable efficient energy management.

It is expected that, compared to general multi-family residential buildings, the monthly electricity and heating and cooling expenses per household (based on exclusive area of 39 square meters) will be reduced by about 22,000 won, or 34%.
