Recently, Hanwha Corporation was found to be the construction company with the most defects in apartment complexes over the past six months. The defect rate compared to the total number of households was highest for Samdo General Construction.
According to the defect judgment results by construction company published by the Ministry of Land, Infrastructure and Transport on the 24th, a total of 97 defects occurred at Hanwha Corporation over the last six months (from September last year to February this year), making it the company with the highest number of defect judgments. The defect judgment rate compared to the number of units supplied (1,091 units) was 8.9%.
Following that, ▲Hyundai E&C (81 cases) ▲Daewoo Shipbuilding & Marine Engineering (80 cases) ▲Hankyung Construction (79 cases) ▲SAMBU Construction (71 cases) showed a high number of defect judgments.
Based on cumulative data over the past five years (from March 2020 to February 2025), GS Engineering and Construction (1,458 cases) was identified as the company with the most defects. It was followed by ▲KyeRyong Construction Industrial (603 cases) ▲Daebang Construction (507 cases)
▲Daemyeong General Construction (349 cases) ▲SM Line (322 cases).
Based on the defect judgment rate, the company with the highest rate over the last six months was Samdo General Construction Co., Ltd. This company's defect judgment rate reached 800%. The 2nd to 5th places were ▲Seohae General Construction (650%) ▲Aion Industrial Development (333.3%) ▲Hankyung Construction (171.7%) ▲Lime General Construction Co., Ltd. (150%), with small construction companies having fewer than 50 units mostly making up the ranks.
Based on the cumulative defect judgment rate over the past five years, the top construction companies with high rates were ▲Jiwon General Construction (2,660%) ▲Samdo General Construction (1,687.5%) ▲Hyeseong General Construction (1,300%) ▲Baekun General Construction (741.7%) ▲Jihyang General Construction (732.6%). All construction companies within the top 20 were found to be small-scale construction firms that built less than 300 households of apartments in the past five years.
The number of defect dispute cases submitted to the Defect Review and Dispute Mediation Committee is increasing every year. The number of dispute cases rose from 4,370 in 2022 to 4,559 in 2023 and 4,663 in 2024. The 'defect review' that determines whether it falls under actual defects has had a total of 10,989 applications over the past five years. Among these, the final defect judgment rate was 67% (7,411 cases). Last year, among the defect review cases (1,774 cases), 1,399 were judged as defects. The defect judgment rate was 78.9%.
Looking at the main types of defects acknowledged, they appeared in the following order: functional defects (15.2%), bulging and detachment (13.8%), cracks (10.3%), condensation (10.1%), leaks (7.1%), contamination and discoloration (6.6%).
Director Kim Young-ah of the Ministry of Land, Infrastructure and Transport's Housing Construction Supply Division noted, 'Considering that the disclosure of the list has significantly reduced defect dispute cases, it is an effective measure,' adding, 'We will continue to transparently disclose defect-related materials to enhance the public's right to know and encourage construction companies to improve quality.'
