Samsung C&T Construction Division has been selected as the general contractor for the reconstruction of the Hanyang 3rd Apartment in Songpa-gu, Seoul.

According to Samsung C&T on the 23rd, the Songpa Hanyang 3rd Reconstruction Association approved the motion to finalize the selection of Samsung C&T as the general contractor at a general meeting held the previous day.

The Songpa Hanyang 3rd Reconstruction is a project to build a total of six buildings with 507 units and commercial facilities on a site of 20,081 square meters, from three basement levels to 33 floors above ground. The construction cost is approximately 259.5 billion won.

The Songpa Hanyang 3rd Reconstruction is located within 300 meters of the Bangi Station on Subway Line 5. It is served by ample educational facilities such as Bangsan Elementary School, Seyun Middle School, Seokchon Middle School, Bangsan High School, and Changdeok Girls High School. Additionally, it boasts a great natural environment with Olympic Park and Seokchon Lake, along with convenient residential infrastructure including Lotte Hotel World, Songpa District Office, and large hospitals.

Earlier, Samsung C&T had presented a new integrated reconstruction model linked to the Songpa Daelim Garak reconstruction project adjacent to the Songpa Hanyang 3rd Reconstruction Association. This is the first example of applying a plan to operate two reconstruction projects like one complex while executing them separately.

To develop two complexes consisting of a total of 1,374 units as one large-scale complex, Samsung C&T proposed a new complex name, 'Raemian Viachae,' and a unified design. The design reflects a plan to break down the boundaries of the complex and incorporate shared spaces such as landscaping and community facilities.

Additionally, Samsung C&T increased the size of the community facilities to 1,181 pyeong (3,905 square meters), about 20% larger than the 991 pyeong (3,279 square meters) proposed by the association. This considers the significant impact of community facilities on enhancing the quality of the complexes and the satisfaction of residents. The existing 11 programs have been significantly expanded to 22 programs specializing in relaxation, exercise, and education. In the future, when connected to the community of the Daelim Garak reconstruction project, residents will enjoy even more diverse, large-scale community programs.

The open library located on the mid-level will offer a study lounge, private reading rooms, group study rooms, and seminar rooms to provide high-quality educational and workspaces. The sunken community, designed to enhance openness, will include various facilities such as fitness areas, a lounge café, and private meeting rooms.

Samsung C&T plans to provide various specialized floor plans, applying high-performance noise prevention technology between floors and creating open spaces by integrating living rooms and kitchens, as well as dining areas with a view and a five-bay structure.

Kim Myung-seok, head of the housing business division at Samsung C&T (vice president), noted, 'There is significant meaning in presenting a new reconstruction model of integrated complex operation that has not existed before,' adding, 'We will continue to come up with diverse and differentiated proposals that can enhance the residential value for residents in the future.'
