The 'WOOSUNG·GUK·SHIN' (WOOSUNG 2·3 Complex, Gukdong, Shindongah 4th Apartment), which is regarded as the largest remodeling project in Seoul, is currently progressing without 'Shindongah 4th.' POSCO is expected to be the sole contractor for 'WOOSUNG·GUK,' which increases the likelihood that 'Shindongah 4th' will separately pursue remodeling.
According to the remodeling industry on the 17th, the 'WOOSUNG·GUK' remodeling housing cooperative in Sadang, Dongjak District, Seoul, will close its bidding for contractors on the 28th. POSCO is likely to be the sole contractor. The cooperative plans to hold a general assembly on May 24 to finalize the selection of the contractor.
'Shindongah 4th' is currently at the stage of the promotion committee, receiving consent forms from members to establish the cooperative. Originally, 'WOOSUNG' and 'Shindongah' belonged to the same plot, and a separate promotion committee was established following the interpretation of the Dongjak District Office in 2020, but it has been decided to proceed with the remodeling as a unified project.
The chairperson of the 'WOOSUNG·GUK' remodeling cooperative noted, "I hope that the establishment of the 'Shindongah 4th' cooperative will progress quickly so that we can consider a unified approach."
However, as the establishment of the 'Shindongah 4th' cooperative is delayed, the atmosphere for separation is growing. The 'Shindongah 4th' remodeling promotion committee believes that if the cooperative is established within the year and a contractor is selected next year, it can align the pace with 'WOOSUNG·GUK.'
However, there are many variables before the integrated remodeling. Many members of the 'Shindongah 4th' cooperative are elderly, which is causing delays in receiving consent forms, and some have reportedly advocated for a 'reconstruction pivot.' Additionally, the contractor must be selected the same as 'WOOSUNG·GUK,' but the status of POSCO's contract remains uncertain.
A POSCO representative said, "The construction environment is rapidly changing, so we will decide on the bidding after the selection timing for the contractor is reached."
'WOOSUNG·GUK·SHIN' was initially expected to increase from 4,397 dwellings to 5,054 dwellings through the remodeling project. However, with the exclusion of 'Shindongah 4th,' 'WOOSUNG·GUK' is expected to decrease from 3,485 to about 4,000 dwellings. The total 912-dwelling 'Shindongah 4th' will change to 1,048 dwellings through the remodeling project.
A representative of the 'Shindongah 4th' cooperative remarked, "Since the project has been divided into two paths from the promotion committee stage, there has been a difference in speed in the consent rate for cooperative establishment," adding, "If we can align the construction timing, we believe that we can effectively conduct the project within the same period."
