According to an analysis of the actual transaction data for jeonse and monthly rent of Seoul apartments from 2023 to 2024 by Real Estate R114, the share of jeonse contracts in the fourth quarter of 2024 is 56.0% (30,112 cases) and the share of monthly rent is 44.0% (23,657 cases), indicating an increase of 3.3 percentage points (p) in the share of monthly rent compared to the previous quarter. According to an analysis by Woori Bank's Wealth Management Sales Strategy Department on actual transaction prices from the Ministry of Land, Infrastructure and Transport, there were 15,865 reported jeonse transactions from January to February this year. Monthly rent transactions totaled 16,570, exceeding jeonse transactions by 705.

Among the 25 autonomous districts, the area with the highest number of monthly rent transactions is Songpa District, where 1,567 monthly rent transactions were recorded. This is followed by Gangnam District (1,234 transactions) and Seocho District (1,098 transactions). It seems that the high demand for monthly rent in high-priced apartments in Gangnam, along with the increase in monthly rental demand for educational purposes for the new school semester, has contributed to this trend. In contrast, Dobong District (145 transactions), Gangbuk District (156 transactions), and Jongno District (189 transactions) had relatively low monthly rent transactions.

By price tier, transactions for monthly rent below 500,000 won accounted for about 80%, with 13,245 transactions. There were 2,456 transactions for monthly rent between 500,000 won and 1 million won, and 679 for monthly rent between 1 million won and 2 million won. High-priced monthly rent transactions exceeding 3 million won were recorded at 56.
