The 'Macheon Area 2,' which remained the last puzzle of the Geoyeon-Macheon maintenance promotion area, has been designated as a maintenance promotion zone. A large-scale residential complex with a maximum of 41 floors and 1,729 dwellings will be formed.

On the 21st, the Seoul Metropolitan Government held the first urban maintenance committee meeting to fast-track the integrated planning maintenance project and approved the amended maintenance promotion plan and landscape review proposal for the 'Macheon Area 2 housing redevelopment project' on the 23rd.

Macheon Area 2, located in the vicinity of 183 Macheon-dong, Songpa-gu, Seoul (73,338.4 square meters), is situated within the Geoyeon-Macheon maintenance promotion area. Numerous redevelopment projects within the promotion area have been underway or completed, and a new Wirye Line tram station is also planned for the future. Additionally, the restoration of the Seongnae-cheon stream is in the planning stages, making systematic maintenance necessary for this area in light of such urban changes.

Through this review, Macheon Area 2 has been re-designated as a promotion area with a floor area ratio of 300% or less and a total of 1,729 dwellings, approximately 11 years after the area was released from promotion in 2014. This is the last promotion area decision for the Geoyeon-Macheon maintenance promotion area, following the recent decisions for Geoyeon Saemaul and Macheon Area 5. The area is expected to be developed into a new town with a population of about 60,000 and 16,000 dwellings.

The decision on this promotion plan contains various planning details aimed at creating a high-quality residential complex that incorporates the convenience of urban and residential areas, such as proximity to subway stations and elementary schools, as well as the pleasantness of the stream restoration.

Around Macheon Station, a sunken plaza is planned, utilizing the existing terrain differences. This design enhances convenience for pedestrians, including the elderly and children, and promotes a natural separation between access roads to the subway station and residential areas within the complex. Furthermore, the areas along the Seongnae-cheon stream, scheduled for restoration, are intended to be developed into waterfront hotspots with specialized community facilities for rest and leisure.

In terms of pedestrian infrastructure, considering the large volume of pedestrians in the vicinity of Macheon Elementary School and Macheon Station, the plan includes widening sidewalks and creating new public pedestrian pathways, while minimizing vehicle access within the complex to enhance safety and convenience for pedestrian life functions. In terms of service functions, public facilities and state-run childcare centers that can flexibly respond to future demands for public facilities due to changes in population and social structure will be expanded.

To facilitate a transit center transformation due to the opening of the Wirye Line and enhance the daily walking functions for local residents, the plan for semi-residential areas includes mixed-use facilities such as community service facilities and office spaces.
