This month, a total of 16 apartment complexes are set to be sold nationwide, amounting to 12,676 units (7,821 units for general sale). This is a 51% decrease compared to the same period last year (February 2024, 25,974 units).

By region, there will be 6,251 units in the metropolitan area and 6,425 units in provinces. In the metropolitan area, there are no planned business sites in Seoul, with ▲Incheon having 4,180 units and ▲Gyeonggi having 2,071 units planned. In the provinces, ▲Chungnam will have 1,763 units, ▲Busan 1,436 units, ▲Daejeon 952 units, ▲Ulsan 899 units, ▲Daegu 755 units, and ▲Gwangju 620 units.

Looking at individual complexes, large-scale brand complexes are attracting attention. In the Gyeonggi area, 'Hillstate Hoewon Station Parkview' in Uijeongbu, Hoewon-dong, is set to sell 674 out of 1,816 units. In Incheon, the 'City O Ciel 7 Complex' with 1,453 units, being developed by HDC Hyundai Development Company, Hyundai E&C, and POSCO in Michuhol-gu, Hakik-dong, is expected to be sold in February. Additionally, 'Sangok District Hyosung Harrington Place' with 2,475 units in Bupyeong-gu, Sangok-dong, is preparing for sale in February.

In addition, in regional and metropolitan cities, the 'Daejeon Lotte Castle The First' with 952 units in Dong-gu, Gaodong, the 'The Sharp Dangri Century Che' with 821 units in Saha-gu, Dangri-dong, Busan, and 'E-Pyunhan Sesang Seongseong Lake Park' with 1,763 units in Seobuk-gu, Cheonan, Chungnam, are also expected to be sold.

According to the Korea Housing Industry Institute, the 'January Apartment Sale Outlook Index' stands at an average of 71.4 points (p) nationwide, a drop of 10.6 points (p) from the previous month. It has significantly worsened for two consecutive months following December last year. This is attributed to reinforced housing loan regulations, economic downturn forecasts, and anxiety stemming from the impeachment political situation, leading to poor sale outlooks. Amid this unstable atmosphere, construction companies are adopting a passive stance towards sales, and concerns are growing that the new supply volume for the February housing market will decrease compared to previous years, with demand also expected to weaken.

Meanwhile, some regions, like Sejong City and Jeonju in North Jeolla Province, which sold apartments in January, are still showing strong demand with high subscription competition rates, indicating that the subscription concentration phenomenon is likely to continue depending on factors such as location and competitive pricing.
