The Korea Land and Housing Corporation (LH) announced on the 31st that it will begin supplying a total of 1,792 units for preliminary contracts in the three blocks (A4, S5, S6) of the third phase new town project in Goyang Changneung.
The Goyang Changneung public housing district is a third-phase new town being developed over an area of 7.89 million square meters in the Wonheung-dong, Dongsan-dong, and Yongdu-dong areas of Deogyang-gu, Goyang City, Gyeonggi Province. It is adjacent to the districts of Eunpyeong-gu and Mapo-gu in Seoul, allowing residents to benefit from existing urban infrastructure. The location is convenient for using the Gyeonggi Urban Express Railway (GTX)-A line at Changneung Station (scheduled to open in 2030), the Seohae Highway, the Freeway, and the Second Freeway, giving it excellent access to downtown Seoul.
The A4, S5, and S6 blocks being supplied this time are in a highly desirable location within the Goyang Changneung district. During the previous preliminary contract phase, they showed competition ratios of 6 to 1, 43 to 1, and 26 to 1, respectively. The S5 block of type 84 recorded a maximum ratio of 165 to 1.
The Goyang Changneung A4 block will provide 603 public housing units for newlyweds. The number of units available for general contracts, excluding those from preliminary contracts, is 186 units (based on the recruitment announcement). It consists of a single type with a dedicated area of 55 square meters. The average sale price is approximately 550 million won. As it is a New Hope Town for newlyweds, community spaces that are friendly to childcare, including a daycare center, a community care center, a small library, and a shared parenting center, are provided within the complex.
The Goyang Changneung S5 block consists of a total of 759 units across four types (dedicated areas of 51 square meters, 59 square meters, 74 square meters, and 84 square meters). The number of general contract units excluding those from preliminary contracts is 126 units (based on the recruitment announcement). It was the most competitive complex during the preliminary contract phase, with average sale prices of ▲4.8 million won for the 51 type, ▲5.5 million won for the 59 type, ▲6.8 million won for the 74 type, and ▲7.7 million won for the 84 type.
The Goyang Changneung S6 block consists of 430 units in dedicated areas of 59 square meters and 74 square meters. The number of general contract units excluding those from preliminary contracts is 79 units (based on the recruitment announcement). The average sale prices are 5.7 million won for the 59 type and 7.1 million won for the 74 type.
LH explained that all three blocks being supplied this time will be equipped with ▲smart mailboxes ▲unmanned parcel delivery ▲artificial intelligence (AI) parking guidance systems ▲smart ventilation systems ▲standby power reduction devices.
Applications for the three Goyang Changneung blocks will start next month, followed by the announcement of winners in March and contract signing in May. The A4 block is scheduled for occupancy in December 2027, while the S5 and S6 blocks are set for January 2028.
