Kumho Industrial will supply 1,313 units of integrated public rental housing in the Gwangmyeong Hakwon public housing district, Gyeonggi Province.
Kumho Industrial announced on the 19th that it was selected as the preferred negotiation partner for the 'Gwangmyeong Hakwon S2-S3 Block private participation public housing project' issued by the Gyeonggi Housing Corporation (GH).
This project is a large-scale initiative to supply a total of 1,313 units of integrated public rental housing within the Gwangmyeong Hakwon public housing district in Gyeonggi Province. Kumho Industrial will participate in the project with 50.1% equity by forming a consortium with Shin Dong-A Construction, Dongbu Construction, and ESW. The total construction cost is 314.8 billion won, and the construction period is approximately 37 months.
The integrated public rental housing being constructed by Kumho Industrial is a new type of rental housing that consolidates previously categorized types such as permanent rental, happy housing, and national rental into one. Unlike existing rental housing, which was segmented into specific groups such as newlyweds, youth, and the elderly, integrated public rental housing is a new residential type that allows various households and classes to live together.
The 1,313 units of integrated public rental housing will be constructed in the 'S2 Block' and 'S3 Block.' The 'S2 Block' will consist of three buildings with a total land area of 17,443 square meters, featuring two basement levels and 28 above-ground floors, and will comprise 374 households with exclusive areas of 59 square meters and 69 square meters. The 'S3 Block' will consist of four buildings with a total land area of 32,668 square meters, also featuring two basement levels and 28 above-ground floors, comprising 939 households with exclusive areas of 36 square meters and 74 square meters.
The 'Gwangmyeong Hakwon public housing district,' where integrated public rental housing is being constructed, is located in a key residential area in the southwestern metropolitan area. It is gaining attention as a residential area backing the planned urban-type industrial complex, the 'Gwangmyeong-Siheung Techno Valley,' which is being developed in Gwangmyeong and Siheung. The area boasts excellent transportation, living, and educational infrastructure, attracting significant interest from actual users.
With the West Coast Expressway and the 2nd and 3rd Gyeongin Expressways nearby, and Gwangmyeong Station of the high-speed rail (KTX) about 2 kilometers away, the regional transportation conditions are excellent. Once the 'Hakwon Station' on the Sinansan Line opens within the district, it will be possible to reach Yeouido in Seoul in about 20 minutes, and if the Wolgot-Pangyo Line is established in the future, commuting to Pangyo Techno Valley will also become easier.
Kumho Industrial has applied differentiated design and eco-friendly, smart technologies to this project. All units are oriented to the south to maximize sunlight and views, and a vertical external wall pattern design alongside a curtain wall look (full glass panel finish) has been applied to create a harmonious integrated landscape for the two complexes. Furthermore, to achieve carbon neutrality, the design incorporates RE100 (100% renewable energy procurement for electricity usage) as much as possible, including the installation of solar-powered smart farms, solar streetlights, and solar modules, along with the establishment of a user-centered advanced smart home system. The parking lot is equipped with various convenience facilities such as individual storage spaces, a dry car wash, and a self-maintenance area, and fire prevention designs for electric vehicles have been applied to enhance safety and convenience for residents.
