Law firm One (Managing Partners Yun Gi-won and Lee Yu-jeong) said it launched the "AI data center team," which handles legal counsel across the entire artificial intelligence (AI) data center business.
The AI data center team provides integrated counsel across the full process—from reviewing sites for data centers to development, operations, and dispute response—built around core pillars of power, contracts, AI, urban planning, and taxes.
Key advisory areas are eight fields: ▲ site selection and permits and approvals ▲ securing power and grid interconnection ▲ real estate and urban development ▲ project financing (PF) and finance ▲ tax schemes and incentives ▲ legislation, policy, and government relations ▲ dispute response ▲ technology and fire safety consulting linkage.
One explained that with the growth of Generative AI and cloud services, data centers are shifting from simple construction projects to complex infrastructure businesses that combine power, permits and approvals, finance, and tax regulation. In particular, saturation of the metropolitan-area power grid, power system impact assessments, and regionally differentiated electricity rates have emerged as major legal risks related to power during project execution.
Accordingly, it plans to move away from reviewing law, power, facilities, permits and approvals, and tax matters separately as before, and instead check risks in each domain within a single project framework from the early stage. One will also leverage its accumulated advisory experience in construction and real estate, energy, public and administrative, and corporate legal affairs.
To bolster technical advisory capabilities, it will also collaborate with outside experts, including data center infrastructure consulting corporation Defog, Nara Appraisal Corporation, and Hanbaek F&C, a fire safety and disaster prevention specialist corporation.
