A tower-type apartment layout that links the living room (Living), dining room (Dining), and kitchen (Kitchen) into one is newly emerging.
LDK is a design that has been used before in overseas housing or domestic luxury housing. Its feature is that it organically consolidation the living room, dining room, and kitchen that the family mainly uses to make wide use of the common area, and allows the separation of private spaces such as bedrooms from living spaces. The tower type can use multiple sides of the building to configure the interior in various directions.
Combining these two allows the living room, dining room, and kitchen to be consolidation into one large common space and to place it toward a direction with secured views. It is characterized by the ability to emphasize the openness and views of the common area where the family mainly stays.
This type of design is being applied to major high-end residential complexes in Seoul. The high-end residential complex in Yeouido, "BRIGHTEN Yeouido," applied an LDK-centered layout that organically consolidation the living room, dining room, and kitchen, along with a tower-type structure. The main buildings were rotated 45 degrees to secure each unit's view and to consider residential comfort such as daylighting and ventilation. Seongsu-dong "ACRO Seoul Forest" also showcased an LDK-centered spatial composition along with a design that draws the external landscape into the interior.
It was also applied to "Champions City Phase 1," which is being built in Im-dong, Buk-gu, Jeonnam Gwangju Integrated Special City. Using a tower-type structure up to 49 stories, the living room, dining room, and kitchen are organized into one continuous living space, securing a sense of space with a maximum width of about 9m. Depending on the housing type, features such as a cross terrace with a ceiling height of about 5.4m and view-oriented windows were also applied.
A real estate industry official said, "In the past, if the core of floor-plan competition was how many rooms to secure within the same area and how efficiently to arrange them, going forward, how to organize the spaces where residents actually spend a lot of time will determine marketability," adding, "Competition over floor plans that break away from uniform layouts and reflect location, views, and lifestyle will likely become more intense."
