The upper end of apartment prices in Dongan-gu, Anyang, Gyeonggi, has risen into the 1.7 billion won range. Not only reconstruction-candidate complexes that are 34 years old in Pyeongchon New Town, but also pre-sale rights for new 84-square-meter apartments set to be occupied soon have surpassed 1.7 billion won.
As home prices in key areas of southern Gyeonggi such as Dongtan in Hwaseong and Yeongtong in Suwon rose after Gwacheon and Bundang in Seongnam, buying interest appears to be shifting to Pyeongchon, where absolute prices had been relatively lower. Analysts noted that expectations for reconstruction in Pyeongchon New Town and a preference for large new complexes are pushing up prices.
According to the Ministry of Land, Infrastructure and Transport's actual transaction disclosure system on the 8th, a 101.94-square-meter unit at "Mokryeon Complex 6" in Hogye-dong, Dongan-gu, Anyang, was reported to have changed hands last month for 1.785 billion won. Compared with the 1.4 billion won transaction in Aug. 2025, it rose 385 million won in one year.
A 96.66-square-meter unit at "Kkum Maeul Hanshin" in Pyeongchon-dong also set a record high when it changed hands for 1.74 billion won on the 8th of last month. That is 60 million won higher than the prior transaction in Jul. 2026 at 1.68 billion won.
Both complexes were completed in 1993. Mokryeon Complex 6 is pursuing integrated reconstruction with Mokryeon Complex 7, and Kkum Maeul Hanshin is pursuing integrated reconstruction with nearby complexes. Analysts said expectations for the maintenance project for aging planned cities have been reflected in prices.
Prices for new complexes have also entered the 1.7 billion won range. The pre-sale right for an 84-square-meter unit at "Pyeongchon Xi Personity" in Bisan-dong, scheduled for move-in in Dec. 2027, transacted last month for 1.73 billion won. An 84-square-meter unit at "Pyeongchon Centum First" in Hogye-dong, which welcomed residents in 2023, also changed hands in Jul. 2026 for 1.637 billion won.
An employee at a certified real estate agency in Bisan-dong said, "Pyeongchon carries strong expectations for first-phase new town reconstruction and also offers access to Seoul and school districts," adding, "We continue to receive inquiries from end users who judge prices to be lower than in major complexes in Gwacheon, Bundang, and Dongtan."
The number of people who bought a collective building for the first time in their lives also surged. According to the court's Registration Information Plaza, in Jul. 2026, among cities, counties, and districts in Gyeonggi Province, Dongan-gu, Anyang, had the largest number of first-time collective-building buyers at 1,227. In May, Dongtan-gu in Hwaseong had the most at 1,310. Collective buildings include officetels in addition to apartments.
The rise in apartment prices in Gyeonggi Province also stood out in the southern region. According to weekly apartment price trends for the fifth week of August from the Korea Real Estate Board (REB), eight of the 10 cities, counties, and districts nationwide with the highest year-end-over-year sale price growth were in Gyeonggi Province.
Dongtan-gu in Hwaseong ranked first nationwide at 17.25%, followed by Gwangmyeong at 13.91%, Suji-gu in Yongin at 13.87%, Dongan-gu in Anyang at 12.90%, Bundang-gu in Seongnam at 12.83%, Yeongtong-gu in Suwon at 11.82%, Jungwon-gu in Seongnam at 11.58%, and Giheung-gu in Yongin at 11.34%.
Nam Hyeok-woo at Woori Bank's Real Estate Research Institute said, "As demand flows into new complexes around 1.5 billion won in popular areas of southern Gyeonggi, record-high transactions are continuing," adding, "However, if prices exceed 2 billion won, they must compete with prime areas in Seoul, so the uptrend could slow."
