HanmiGlobal, a construction project management (PM) specialist, said on the 7th that it formed a consortium with Heerim Architects & Planners and was selected as a construction project management (CM/PM) partner for the Eunma Apartments reconstruction and redevelopment project in Daechi-dong, Gangnam, Seoul.
Eunma Apartments is a representative apartment complex in the Gangnam area that was completed in 1979. The Eunma Apartments reconstruction project passed the integrated review for maintenance projects in Feb. this year and received approval for the project implementation plan in Jul., moving into full execution. It is aiming to break ground in 2028 after subsequent steps, including approval of the management and disposal plan, relocation, and demolition. The complex, currently 14 stories above ground with 4,424 households, plans to rebuild into 29 apartment buildings with 6 basement levels to 49 above-ground floors and a total of 5,850 households.
The Eunma Apartments reconstruction association issued a bid notice last month to select a construction project management partner and selected the HanmiGlobal–Heerim consortium as the construction project management partner.
The HanmiGlobal and Heerim consortium will carry out overall construction project management tasks in the pre-con (pre-construction) phase before groundbreaking. The core of this work is to objectively review construction costs and contract terms before the association signs a final general contracting agreement with the builder and to prepare cost-saving measures. After approval of the project implementation plan, key decisions directly tied to project performance—such as construction costs, member cost shares, the builder's general contract, management and disposal, and relocation and demolition schedules—are concentrated.
Through a specialized construction project management firm, the association plans to review the appropriateness of the builder's construction costs, establish cost-saving measures through value engineering (VE) and economic feasibility reviews at the design stage, and systematically pursue negotiations for the final general contracting agreement with the builder.
