A residential complex up to 35 stories and about 1,800 households will rise in Jeonnong-dong, Dongdaemun District, Seoul.
The Seoul city government said on the 2nd that it finalized the expedited integrated planning for redevelopment around 152-65 Jeonnong-dong, Dongdaemun District, on the 1st. The site is close to arterial roads including Jeonnong-ro, Mangu-ro, and Wangsan-ro, and borders the University of Seoul to the east. Buildings over 30 years old account for 70.2%.
Reflecting the site conditions, the city raised the zoning to type 3 general residential and applied a business feasibility adjustment coefficient of 1.87 to improve viability.
The city will add a signalized intersection on Jeonnong-ro connecting to Jeonnong-ro 34-gil to allow left-turn entries and exits, and will install acceleration and deceleration lanes and bus bays on Jeonnong-ro. It will widen Jeonnong-ro 34-gil and Jeonnong-ro 38-gil to allow two-way traffic and lay a 12-meter-wide detour road to the east.
The city will efficiently reallocate national and public land, which makes up 25.7% of the project area, to create a park. It will build a deck-type site and install stairs, elevators, and ramps to improve pedestrian convenience.
Kim Chang-gyu, head of the Urban Space Headquarters at the Seoul city government, said, "The area needs residential environment improvements due to narrow roads and hilly terrain, and because it borders the University of Seoul and low-rise housing, we prepared a plan that considers consolidation with them," adding, "We will actively support the creation of an open residential complex where the lives of the university and local residents are naturally connected."
