On July 7, the average jeonse deposit for studio units in multiplex and multi-family buildings in Seoul dipped slightly, while the average monthly rent rose in the 6% range, showing divergent trends between jeonse and monthly rent.
On the 1st, real estate information platform Dabang released the "July Dabang Map," which analyzed the levels of jeonse and monthly rent by 25 districts for studio units (exclusive area of 33 square meters or less) in Seoul as of July.
The Dabang Map is a map designed to allow a quick comparison between each district's average monthly rent and average jeonse deposit, extracted based on actual transaction prices from the Ministry of Land, Infrastructure and Transport, and the Seoul-wide average. Using the Seoul average price as the baseline (100%), a value above 100% means studio prices in that district are higher than the average.
According to the July Dabang Map, the average jeonse deposit for studio units in multiplex and multi-family buildings in Seoul was 219.36 million won, and the average monthly rent was 690,000 won. Compared with the previous month, the average jeonse deposit fell 1.2%, while the average monthly rent rose 6.7%.
By district, Seocho District had the highest average jeonse deposit at 272.35 million won. Seocho District stood at 124% of the Seoul average and was tallied as the district with the highest average jeonse deposit among the 25 districts for 12 consecutive months. It was followed by Gangnam District at 122%, Jung District at 117%, Yongsan District at 115%, Gwangjin District at 106%, Yeongdeungpo District at 104%, Songpa District at 103%, and Dongjak District at 101%, for a total of eight districts with average jeonse deposits above the Seoul average.
For average monthly rent, Gangnam District was the highest at 970,000 won, or 141% of the Seoul average. Gangnam District has ranked No. 1 in average monthly rent among the 25 districts for 14 consecutive months since June last year. It was followed by Yongsan District at 127%, Seongdong District at 120%, Gwanak District at 117%, Mapo District at 112%, Seocho District at 110%, Gwangjin District and Jungnang District at 108%, and Dongdaemun District at 107%, for a total of nine districts with average monthly rent above the Seoul average.
Meanwhile, the "July Dabang Map" released by Dabang covered studio units in multiplex and multi-family buildings with an exclusive area of 33 square meters or less that recorded a transaction in Seoul in July. It calculated the average monthly rent and average jeonse deposit based on a 10 million won deposit, reflecting the jeonse-to-monthly conversion rate; the average monthly rent was compiled from transactions with a monthly rent deposit below 100 million won, and the average jeonse deposit was compiled from all jeonse transactions.
