Seoul Housing and Urban Development Corporation (SH) is recruiting tenants and preliminary tenants for 1,381 long-term jeonse dwellings, including major new complexes in Seoul.
SH said on the 31st that it released the 51st notice to recruit tenants and preliminary tenants for long-term jeonse dwellings and will take applications starting on the 14th of next month.
Seoul's long-term jeonse dwellings, known as "Shift" (SHift), are public housing supplied to citizens without homes with deposits at 80% or less of surrounding jeonse prices. Residents can stay for up to 20 years.
New supply totals 291 dwellings across nine complexes. They are 24 dwellings at Raemian Le Ventus in Gangnam District (45·58㎡), 57 at Cheongdam LEEL in Gangnam District (59㎡), 9 at Doosan We've The Prestige in Guro District (45·59㎡), 2 at Imun 3 Complex Public Office in Dongdaemun District (43㎡), 133 at THE H Bangbae in Seocho District (59㎡), 20 at HAUTERRE Banpo in Seocho District (44·59㎡), 9 at Seongdong Xi Riverview in Seongdong District (59㎡), 36 at Yeongdeungpo Xi Dignity in Yeongdeungpo District (59㎡), and 1 at Urbanheim 102 in Jungnang District (45㎡).
Resupply totals 1,090 dwellings, including 705 SH-construction type in Segok and Magok districts, 312 purchase type including THE H Daechi Edelweiss and Maple Xi, and 73 under Seoul REITs No. 3.
Eligibility is adult, no-home household members residing in Seoul as of the recruitment notice date, this day. Depending on the area of the applied dwellings, income must be at or below 105% or 150% of the monthly average income of urban workers, and dual-income households must be at or below 140% or 200%. Total assets must be at or below 662 million won, and vehicle value must be at or below 45.42 million won. Income and asset criteria are eased by up to 20 percentage points depending on the number of children born.
For dwellings with an exclusive area of 85㎡ or less, ranks are determined by income, residence, and the number of subscriptions to the Comprehensive Housing Subscription Savings by application area; for dwellings over 85㎡, by the deposit amount and subscription period of the Comprehensive Housing Subscription Savings. Priority supply targets are older adults, people with disabilities, those supporting elderly parents, households with two or more children, and national merit honorees. If a priority supply application is rejected, it is automatically converted to a general supply application for the same complex and area.
Application periods are: first priority on Sept. 14–15, second priority on the 16th, and third and fourth priority on the 17th. SH will release the list of applicants subject to document screening on Oct. 14 and will announce the winners on Mar. 5 next year. Resupply complexes are scheduled for move-in after April next year, and move-in dates for new supply complexes may vary depending on the completion date.
