Hyundai Engineering & Construction said on the 27th that it will begin sales in September for the residential officetel "Hillstate Songpa The Grid," to be built at 909 Jangji-dong, Songpa-gu, Seoul.
Hillstate Songpa The Grid will comprise 10 buildings from four basement levels to 16 above-ground floors, totaling 1,393 units with exclusive areas ranging from 34 to 119㎡. It is designed with a variety of sizes from small to large to broadly accommodate demand from one- to two-person households, newlyweds, and families.
The complex is the first residential district within the mixed-use development "Songpa-Wirye The Grid (THE GRID)" being pursued by a consortium led by Hyundai Engineering & Construction. The Grid is Hyundai Engineering & Construction's mixed-use development brand that connects residential, office, and commercial functions of the city.
Songpa-Wirye The Grid will cover a land area of 219,000㎡ with a total floor area of about 1.66 million㎡, with a total project cost in the 13 trillion won range. Once completed, it is expected to become a research and development (R&D) hub accommodating about 40,000 residents.
Hillstate Songpa The Grid will be built on complex-use site block 3, and block 2 will house "HMG Future Complex," Hyundai Motor Group's research hub. The site will conduct future technology research such as software-defined vehicles (SDV), Autonomous Driving, and Robotics. Office facilities and neighborhood living facilities are planned for city support site block 1.
A "Bokjeong Station transfer center mixed-use development" directly connected to Bokjeong Station is also underway. The project will develop a mixed-use building with a transfer center and residential and office facilities on a site of about 30,000㎡.
In terms of transportation, Bokjeong Station, within walking distance, serves Subway Line 8 and the Suin-Bundang Line. The Wirye Line tram, which will connect Macheon Station with Bokjeong Station and Namwirye Station, is set to open soon. The Wirye-Sinsa Line, connecting Wirye New Town with Samseong Station and Sinsa Station, passed its preliminary feasibility study in Mar.
By car, residents can access the Capital Region 1st Ring Expressway, the Bundang–Suseo Urban Expressway, and the Dongbu Arterial Road. Nearby amenities include Garden Five, Starfield City Wirye, Samsung Medical Center, and Wirye History Waterside Park. Educational facilities such as Seoul International School, Songrye Elementary and Middle Schools, and Munhyeon High School are also close.
A total of 57 floor plan types will be applied to the complex. Inside the units, a 2.42-meter coffered ceiling will be used, and an entry door, refrigerator, and induction cooktop will be provided as standard. Dedicated storage will be offered for each unit, and parking is planned at 1.19 spaces per unit.
Community facilities will include fitness and Pilates, a group exercise (GX) room, an indoor golf practice range, men's and women's saunas, a Hills lounge, a small library, a guesthouse, and a coin laundry room. The "H i-Soop" children's play area featuring Hyundai Engineering & Construction's air-cleaning technology and "H With Pet," equipped with pet bathing and drying facilities, will also be created.
Residential officetels do not require subscription savings accounts or use a point system, and compared with apartments, they are relatively less burdened by subscription and loan regulations. There is no obligation to reside, and eligibility as a non-homeowner is maintained when applying for apartment subscriptions.
A sales official said, "Hillstate Songpa The Grid carries the symbolism of being the first residential complex in 'Songpa-Wirye The Grid,' the core project of the Bokjeong Station Smart City development," adding, "We expect sustained interest from buyers based on the area's future growth potential from the Bokjeong Station district development, its location, and its product competitiveness."
