GenstarMate, a major domestic commercial real estate full-service corporations, said on the 26th it has won a consulting contract to develop strategies and analyze the business feasibility for three properties in Seoul owned by TS Corporation.
The consulting covers the TS Corporation Building in Sincheon-dong, Songpa District, where TS Corporation's headquarters is located, as well as the Dongin Building in Pildong, Jung District, and the Plaza Building in Yeoksam-dong, Gangnam District. These are office facilities with a total floor area of about 32,300 square meters. GenstarMate plans to derive multifaceted utilization plans tailored to the characteristics of these asset, including location, scale, and current use.
GenstarMate plans not to stop at assessing the development potential of individual buildings, but to redefine the roles and optimal uses of each site within the framework of TS Corporation's overall real estate portfolio. It aims to consider location conditions, physical constraints, market demand, and profitability in a multidimensional way and derive the best option for each asset.
For successful execution, GenstarMate will launch an integrated project system that brings together the development analysis expertise of the R&C Division's consulting team, the commercial real estate market big data accumulated by the Research Center, and the architectural and permitting review capabilities of the Asset Strategy Division's VA Team. Each unit will share information and ideas in real time throughout the process, and plans to thoroughly check not only profitability but also the practical likelihood of securing permits.
