A 17-story large-scale mixed-use office complex with green space in the city will be built in Seongsu-dong, Seongdong District, Seoul. In Gildong, Gangdong District, public rental housing for young people will be supplied.
The Seoul Metropolitan Government said on the 23rd that at the Subcommittee on Delegated Authority of the 8th Urban and Architecture Joint Committee held on the 21st, it conditionally passed a plan to establish infrastructure measures for the area around 276-2, Seongsu-dong 2-ga within the Seongsu IT Industry and Distribution Development Promotion District.
The development site is a quasi-industrial area around Achasan-ro located between Seongsu Station and Konkuk University Station on Subway Line 2. There is an old building more than 30 years old here. With this decision, a new mixed-use office building will be refurbished on the site with a maximum height of 119.5 meters and 17 stories above ground.
The lower floors of the facility will include a pop-up store, event space, and plaza that citizens can freely visit. The upper floors will house Krafton's software research and development-only space, along with a rooftop garden. Within the site, a public open space is planned and will be arranged as an open urban-forest-style rest area and a plaza-type garden for citizens' relaxation.
During the review, upgrades to sewer facilities were requested, including widening sewer lines and replacing aging pipes. In addition, to prevent flooding from sudden downpours, the city will install a large stormwater retention tank and high-performance drainage pumps as safety measures.
The committee also discussed a change of use for the area around 278, Seongsu-dong 2-ga. A building that had previously housed vehicle-related facilities will be converted into offices and amenities centered on information technology (IT) and cultural content, while expanding green space and improving sewer facilities in parallel.
Meanwhile, a 13-story residential facility, 40.7 meters tall, will be built around 336-4, Gildong, Gangdong District. It will comprise 48 officetel units, 28 row-house dwellings, and neighborhood living facilities, and the dwellings will be secured by the Korea Land & Housing Corporation (LH) through a new-build purchase lease method and allocated to young households. The Seoul Metropolitan Government plans to proceed with construction by supplementing infrastructure, including installing an additional pressure regulator for gas supply facilities.
