In June, Seoul apartment prices rose 2.5% over the month. It was the biggest increase in five years.
The Seoul city government said on the 21st that an analysis of the June 2026 Seoul apartment actual transaction price index trend and apartment transaction statistics published by the Korea Real Estate Board (REB) showed that actual transaction prices for apartment sales in June rose 2.5% from the previous month. This was the largest increase since June 2021. Compared with the same period a year earlier, prices were up 13.79%. The actual transaction price index is calculated by analyzing all reported actual transaction data for sales contracts that were reported within 30 days of signing. It sets prices in November 2017 as index 100 and reflects the monthly rate of change.
By region, the northeast rose the most at 2.74%. It was followed by the northwest at 2.73%, the southeast at 2.52%, and the northwest at 2.41%. By dwelling size, apartment prices for mid-to-large units (exclusive area 85–135㎡) rose 3.05%, showing the steepest increase.
Jeonse prices also continued to rise. In June, the actual transaction prices for jeonse apartments in Seoul rose 1.28% from the previous month, marking a fourth straight month of gains in the 1% range. By region, the northeast recorded the highest increase at 1.56%.
As of the 18th of this month, among July apartment transactions, the share of those at 1.5 billion won or less rose to 81.2%, up 4.9 percentage points from 76.3% the previous month.
The Seoul city government analyzed that although the share of transactions at 1.5 billion won or less decreased in April–May ahead of the end of the additional capital gains tax relief for owners of multiple dwellings, as transactions of high-priced dwellings for tax-saving purposes increased, the concentration of high-priced dwelling transactions has since eased and, with loan regulations, mid- to low-priced end-user transactions have increased again, expanding that share.
In July, the number of jeonse transactions for Seoul apartments was 8,204, down 0.2% from the previous month, and the number of monthly rent transactions was 8,082, down 20.2% from the previous month.
