The area around 214 Sangdo-dong in Dongjak District, located on the slopes of Guksabong, will be developed into a residential complex through the expedited integrated planning for housing maintenance-type redevelopment (expedited integrated planning).
The Seoul city government said on the 17th that it confirmed the "expedited integrated planning for redevelopment of the area around 214 Sangdo-dong." The area previously pursued an urban regeneration project, but residents have long faced inconvenience due to disaster risks and poor transportation. With steep slopes and narrow alleys, housing conditions are vulnerable, and semi-basement units account for 74%.
Considering surrounding development conditions and project feasibility, the Seoul city government decided to upgrade the zoning from the existing Type 1 general residential area or Type 2 general residential area (seven stories or lower) to a Type 2 general residential area and planned an open view corridor. Accordingly, a residential complex up to 29 stories with about 1,840 households is expected to be built.
The Seoul city government will strengthen linkage with Sangdo Neighborhood Park, which had been cut off from the area by steep slopes and retaining walls. It will establish a green pedestrian network connecting the park perimeter trail and Dongjak Chung Hyo-gil, and organically connect internal and external spaces of the complex to create communication and rest spaces that blend with local residents. It plans to build a care center, a senior club, and community fitness facilities.
The city will widen Yangnyeong-ro 26na-gil, which had been one-way, to allow two-way traffic and will introduce a signalized intersection. At the connection between Yangnyeong-ro and the Guksabong Tunnel exit, entry will be blocked to improve traffic safety.
Kim Chang-gyu, head of the Urban Space Headquarters at the Seoul city government, said, "Through this expedited integrated planning, we will faithfully reflect future condition changes and the natural environment of Guksabong to create a premium residential complex that meets residents' expectations and provide an opportunity to raise the area value of Sangdo-dong by one notch."
