Through redevelopment, a 42-story apartment complex will be built around Sinchon Station on Seoul Subway Line 2.
The Seoul Metropolitan Government said on the 7th that it held the 16th integrated review committee for maintenance projects on the 6th and conditionally approved a change to the "Sinchon area Mapo District 3, Zone 3 urban redevelopment-type project" for the area around 31-77 Nogosan-dong, Mapo District.
The site borders Sinchon Station on Line 2 and the Sinchon Rotary. It is an area dense with buildings more than 40 years old, and it completed an amendment to the maintenance plan in 2020 and approvals for the project implementation plan and the management and disposal plan in 2022.
Under the review plan, the project site will be developed as a complex of apartments ranging from seven floors underground to 42 floors aboveground, neighborhood living facilities, and public office facilities. A floor area ratio of 980.59% and a maximum height of 154.88 meters will apply.
The total supply of dwellings is 298 units, including 15 public rental units. Reflecting nearby demand, they will be supplied in medium-sized dwelling types with exclusive areas of at least 59 square meters and 84 square meters for two- to four-person newlywed households.
On the second floor aboveground, a Fourth Industrial Revolution youth start-up education center and a foreign resident center will be created. The plan reflects the area's characteristics, including strong demand from international students due to the concentration of universities. The Seoul Metropolitan Government plans to nurture the Sinchon area as a "creative cultural industry hub" that combines youth entrepreneurship and global culture.
Kim Chang-gyu, head of the Urban Space Headquarters at the Seoul Metropolitan Government, said, "This integrated review approval will be the starting gun for redevelopment across the Sinchon area," adding, "We will support Sinchon so it can once again leap forward as a leading center of Seoul by providing high-quality, jobs-and-housing-proximate residential supply and establishing a base for youth start-ups."
