Real estate information platform Dabang said on the 6th that it launched a safety checkup service that comprehensively diagnoses risk factors before and after a contract.
The safety checkup is a service that diagnoses risk factors related to the listing and the lessor before a contract and helps continuously manage potential risks even after the contract. It was designed to go beyond a one-time check at the time of contracting and to examine risk factors that may arise during the period of residence.
Through this service, Dabang plans to strengthen platform competitiveness by providing broad analytical information that allows users to check risk factors before and after a contract that are difficult to verify with only the certified copy of the real estate register, supporting safe real estate transactions and living environments.
Dabang's safety checkup service enables risk management by analyzing information not only on the listing but also on the lessor. It goes beyond checking only the condition of the listing and analyzes the lessor's certified copy of the real estate register to examine the status of owned dwellings and key risk information, checking for malicious lessors and tailored fraud scenarios. It also provides a risk score for the dwelling so users can intuitively assess the risk level and make reasonable decisions.
In addition, for multi-family, single-family, and multi-household dwelling contracts, it estimates the aggregate amount of other tenants' deposits (senior-priority deposits) in the same building to gauge the likelihood of recovering the deposit. It also provides, together, whether joining the jeonse deposit return guarantee of the Korea Housing & Urban Guarantee Corporation (HUG) is possible and the preliminary screening results for jeonse loans by bank, allowing users to check at once the feasibility of financing before a contract and eligibility for the guarantee. Users of the safety checkup report are assigned a dedicated counselor to consult on any questions about the results.
A Dabang official said, "As concerns about jeonse fraud grow, many tenants feel anxious because it is difficult to verify safety before and after a contract on their own," adding, "Through the safety checkup service, we will provide an environment where users can conduct real estate transactions with confidence from listing search to contract and even after move-in."
