Apartment move-ins nationwide next month are set to increase slightly from the same period last year.
According to ZIGBANG CO. on the 27th, nationwide apartment move-ins in August total 14,342 households. That is up 3.4% from a year earlier (13,867 households) and is similar to the previous month (14,400 households).
By region, the Seoul metropolitan area accounts for 8,924 households and non-capital regions 5,418. While the metropolitan area's move-ins dipped slightly from the previous month (9,172 households), Seoul's move-ins reached the highest level this year, and the metropolitan area makes up about 62% of the total.
In Seoul, six complexes are set to begin move-ins. Among them, move-ins at Banpo Raemian Trini One in Banpo-dong, Seocho District (2,091 households) drove the increase in Seoul's supply. With a large-scale complex in the Gangnam area starting move-ins, attention is focusing on changes in nearby monthly rental and lease markets and listing flows.
In the metropolitan area, a total of 8,924 households will move in across Seoul (3,540 households) and Gyeonggi (5,384 households). Incheon has no complexes scheduled to start move-ins this month.
In Seoul, in addition to Banpo Raemian Trini One, Magok District Complex 17 (Magok-dong, Gangseo District, 577 households), Hillstate Mapo The First (Sinsu-dong, Mapo District, 488 households), Elif Mia Station Complexes 1 and 2 (Mia-dong, Gangbuk District, 260 households), and Dongjak Boramae Station Prescent (Sindaebang-dong, Dongjak District, 124 households) will begin move-ins. Given the outsized impact of Banpo Raemian Trini One, it is somewhat difficult to interpret this as a broad-based expansion of supply across Seoul.
In Gyeonggi Province, a total of 5,384 households will move in, led by ▲Pyeongtaek 2,230 households ▲Suwon 2,178 households ▲Icheon 558 households ▲Paju 418 households. In Pyeongtaek, Brain City Daekwang Rosebiang Moa Elga (Jangan-dong, 1,700 households) and Pyeongtaek Godeok International New City A48 Block Yemiji (Godeok-dong, 431 households) will start move-ins. In Gwonseon District, Suwon, Maegyo Station Pallucid (Seryu-dong, 2,178 households) will start, while in Icheon, Icheon Xi The Riche (Jeungpo-dong, 558 households), and in Paju, Paju Unjeong New City Umi Lynn The Centum (Dongpae-dong, 418 households) will each begin move-ins.
Outside the metropolitan area, a total of 5,418 households will move in across five regions: ▲South Chungcheong Province 2,059 households ▲Gangwon Special Self-Governing Province 1,668 households ▲Gwangju-Jeonnam Integrated Special City 695 households ▲North Chungcheong Province 602 households ▲Ulsan Metropolitan City 394 households.
In South Chungcheong, two complexes will begin move-ins: Tangjeong Prugio River Park (Tangjeong-myeon, Asan, 1,626 households) and Nonsan Prugio The First (Yeonmu-eup, Nonsan, 433 households). In Gangwon, two complexes totaling 1,668 households will move in: Chuncheon Lake City I'Park (Samcheon-dong, Chuncheon, 874 households) and Gangneung Ocean City I'Park (Gyeonso-dong, Gangneung, 794 households). In Gwangju, We Park The Central (Pungam-dong, Seo District, 695 households) will begin move-ins, and in Cheongju, North Chungcheong, Harrington Place Technopolis (Songjeol-dong, Heungdeok District, 602 households) will begin move-ins. In Ulsan, two complexes will start: Okdong Kyungnam Honorsville ubc (Ok-dong, Nam District, 320 households) and Centum El Casa (Onyang-eup, Ulju County, 74 households).
Although the volume of move-ins is similar to the previous month, wide regional disparities mean the impact on the market may differ by complex. In particular, with the significant influence of the large Banpo complex in Seoul, attention is needed on changes in monthly rental and lease markets and listings by area. Amid rising interest in recent policy changes, market participants are watching a range of variables together.
