An aging low-rise residential area in Siheung 3-dong, Geumcheon District, Seoul, will be developed under the Moa Town initiative.
The Seoul city government said on the 24th that the Small-Scale Housing Maintenance Integrated Review Subcommittee, at its ninth meeting on the 23rd, conditionally approved the implementation plan for the Moa dwellings project for the area around 1003, Siheung 3-dong, Geumcheon District (A-3 zone).
The site is an area where the share of aging and substandard buildings reaches 100%. The city eased the floor limit for Type 2 general residential zones and relaxed floor area ratio and building height regulations on the condition that at least 20% of all households be supplied as rental housing.
Accordingly, 231 households of multifamily housing (47 rental households) in four buildings will be supplied, ranging from four basement levels to 20 above-ground floors.
To improve the residential environment, the city decided to widen a one-lane road, where two-way traffic was difficult, to two lanes. Sidewalks will be newly installed on both sides of the road. Inside the complex, a 3-meter-wide front setback will be secured to expand pedestrian space, and neighborhood living facilities will be placed on the lower floors.
In addition to the A-3 zone, a total of eight zones around 1005, Siheung 3-dong, are pushing development under the Moa Town initiative. Among them, zones 1, 2, 4 and 5 adjacent to A-3 are expected to gain speed.
Myeong No-jun, acting head of housing for the Seoul city government, said, "With this plan, five project zones within the Moa Town initiative around 1005, Siheung 3-dong, will proceed sequentially, bringing a dramatic improvement to the residential environment," and added, "We expect the Siheung 3-dong Moa Town initiative to inject vitality into maintenance of nearby areas as well."
