In the second half of this year, a total of 22 complexes will enter the new presales market in Seoul.
According to real estate information firm Real Estate 114 on the 19th, starting this month 22 business sites across Seoul will formally begin their presales schedules. This month, ▲ Yeongdeungpo District "Summit Clavion" (812 households) ▲ Nowon District "Wolgyesaem Jungheung S-Class Riviere" (355 households) ▲ Jungnang District "Junghwa Station Laon Private Centro" (176 households) will go on sale. Next month, the public supply "Godeok Gangil District 3" (1,305 households) is scheduled to begin offering units.
In the three Gangnam districts this year, Seocho District's "Shinbanpo 22nd" (160 households) will lead, followed by "Bangbae District 13" (2,217 households) and "Bangbae District 14" (492 households), which are waiting to be supplied. Because these new complexes in the three Gangnam districts and Yongsan District are subject to the presale price cap system, setting prices tens of millions of won lower than nearby sale prices, they are expected to see high competition ratios.
Supply is also being expedited for redevelopment volumes in core residential areas. In the Noryangjin New Town in Dongjak District, "Summit The Tresia (District 5)" will open presales in Oct. Seongdong District's "Geumho Laviche" and Dongdaemun District's "Yongdu-dong Lotte Castle" are also expected to enter the subscription market within the year.
Seven large complexes with 1,000 households or more, which are highly preferred in the dwellings market, are also set for presales within the year. "Bukhansan Signature Castle," which is redeveloping Galhyeon District 1 in Eunpyeong District, is an extra-large complex with 4,116 households. ▲ Gwanak District "Sillim District 2" (1,430 households) ▲ Nowon District "Baeksa Village Redevelopment" (3,178 households) ▲ Gangbuk District "North Seoul Haneulchae Signif" (1,242 households) ▲ Guro District "Onsu Station Station Area Revitalization Project" (1,133 households) are also expected to proceed with presales procedures as early as within the year.
In the first half of this year, Seoul recorded a total of 128,137 first-priority apartment subscription applications. That means 45.2% of the nationwide total (283,619 applications) concentrated in Seoul. The average first-priority competition ratio also came to 63.56 to 1.
Meanwhile, nationwide in the fourth week of July, the largest volume of the month will be released. Across the country, 12 complexes and 8,905 households will go on sale, including Uiwang Station SK View in Sam-dong, Uiwang, Gyeonggi; Osan Heritage Xi in Yangsan-dong, Osan, Gyeonggi; and Chuncheon Riverview IPark in Dong-myeon, Chuncheon, Gangwon. Of these, 6,017 households are for general sale.
