When people think of an officetel project briefing, they often picture an event where the developer and sales representatives explain the location, design, sale price, and contract terms. The briefing for Mokdong Yoonseul Xi, which will rise in Mok-dong, Yangcheon-gu, Seoul, is a bit different. It rents the ballroom of a five-star hotel in Yeouido, Seoul, runs the event for 4 hours and 30 minutes, and even features lectures by experts in admissions, stocks, and real estate.
Because it is a high-end officetel with the sale price of the 114-square-meter exclusive area expected to be around 3 billion won, the developer judged that simply introducing the building would not be enough to attract potential customers. The strategy is to target, at the same time, a customer base interested in Mok-dong school districts and asset management.
According to the sales industry on the 17th, developer Iconic will hold a project briefing titled "Midam Haru: a day embracing the future" from 1 p.m. to 5:30 p.m. that day at the Park Ballroom of the Conrad Hotel in Yeouido, Seoul.
The developer said the hotel ballroom rental fee alone exceeds 10 million won. Adding the expense for stage and sound equipment installation and arranging speakers, the total event cost is expected to reach tens of millions of won. After recruiting attendees through the website, all 250 seats, which is the venue's capacity, were filled.
Mokdong Yoonseul Xi is a mixed-use development near Mok-dong New Town Complex 7. It will comprise three buildings with six basement levels and 48 above-ground floors, creating 651 officetel units, neighborhood living facilities, and office facilities. The officetels will be mid- to large-sized units with exclusive areas of 114 to 203 square meters. GS Engineering & Construction is in charge of construction, with move-ins targeted for the second half of 2030.
Retail will occupy the lower floors, and officetels will be placed on the upper floors. The building exterior will incorporate a design by installation artist Ned Kahn. A fitness facility operated by Josun Hotels & Resorts called "Concord Club by Josun" is also planned.
What stands out in this briefing is that a considerable amount of time is allocated to admissions and personal finance lectures rather than the project introduction. This reflects that Mok-dong is considered one of Seoul's premier school districts and that customers of high-end residential products are highly interested in their children's education and asset management.
In the admissions field, Lee Mi-ae, head of Sharon Coach Research Institute known as "Sharon Coach," will give a lecture. She will explain admissions strategies for each of elementary, middle, and high school periods, changes to the 2028 college admissions, and preparation plans for entering major departments such as medical schools.
In the stock field, Kim Hyun-joon, head of The Public Asset Management, will share investment strategies. The real estate lecture will be given by writer Song Hee-gu, who wrote the novel "The story of Director General Kim who works at a big company and owns a home in Seoul."
It is rare for an admissions expert, a fund manager, and a real estate writer to appear together at an officetel briefing. This can be seen to mean that competition for high-end officetel sales has gone beyond merely promoting design and location. The developer can invite potential customers to a hotel, keep them there for an extended time, and use their interests in education and investment to increase attention to the project.
However, it remains to be seen how much a large-scale event and well-known speakers will translate into actual contracts. The success or failure of officetel sales ultimately depends on price, product appeal, location, and asset value after move-in.
Specific tenant recruitment conditions will be announced at the end of this month. In the sales industry, there is talk that the sale price of the smallest exclusive area, 114 square meters, could be set around 3 billion won. In nearby Mok-dong New Town Complex 7, a 101.2-square-meter exclusive area traded for 3.28 billion won in Jun.
Kim Hak-ryeol, head of Smart Tube Real Estate Research Institute, said, "As it is being created in a key location in Mok-dong adjacent to the SBS headquarters and Complexes 5 and 7 of Mok-dong New Town, and as it consists of mid- to large-sized units, both end-user demand and investment demand can take interest," and added, "It could become a residential product comparable to the nearby mixed-use Hyundai Hyperion."
However, while officetels have a different loan regulation framework from apartments, they are not completely free from loan regulations. They are subject to the debt service ratio (DSR), standards related to non-housing collateral loans, and repayment ability assessments by financial companies. With the sale price reaching 3 billion won, at the actual contract stage, it is necessary to carefully review the possible loan amount, taxes, and maintenance fees.
