It turned out that last month the nationwide sale prices of private apartments hit a record high. Based on the standard floor plan for the general public (exclusive area of 84㎡), sale prices in Gyeonggi, Busan and Incheon each set a record high again.
According to an analysis of Cheongyak Home data by Realhouse, a company specializing in sale evaluations, on the 8th, the average sale price per ㎡ for private apartments nationwide based on exclusive area in June was 8.57 million won (12-month moving average). Compared with May (8.55 million won), it rose 0.25%, and compared with the same month a year earlier (7.83 million won), it increased 9.46%, once again reaching an all-time record high.
By region, Jeju's increase was the most pronounced. In Jeju, two new high-priced complexes were offered, pushing the sale price per ㎡ from 6.94 million won to 8.55 million won and lifting the national average. Jeonnam, Gyeonggi and Daejeon also contributed to higher sale prices. By contrast, Seoul (24.22 million won→23.50 million won) and Daegu (11.36 million won→10.11 million won) were lower than the previous month.
Based on the standard 84㎡ plan, Gyeonggi, Busan and Incheon each set a record high. Gyeonggi was 938.03 million won, Busan was 920.75 million won, and Incheon was 726.30 million won, up 1.6%, 2.5% and 0.3% from the previous month, respectively. Seoul, by contrast, was adjusted. In June, the sale price for the standard plan in Seoul was 1.95423 billion won, down from the previous month (2.13608 billion won). The nationwide average sale price for 84㎡ also edged down to 720.97 million won, and the average for 59㎡ was 530.68 million won.
Meanwhile, private apartment supply in June increased sharply. Across the country in June, newly supplied private apartments totaled 27 complexes and 15,182 units. That was up 108.4% from the previous month (7,284 units), more than doubling. The number of complexes was similar to the previous month (26), but with six large-scale complexes of 1,000 units or more concentrated, the total supply rose significantly.
