The reconstruction project for Apgujeong District 2 in Gangnam District, Seoul, passed the city's integrated review. District 2 will be rebuilt as a Han River–side complex with up to 66 stories and 2,381 households.
Seoul City said on the 3rd that at the 13th integrated review committee for maintenance projects on the 2nd, the review of the reconstruction project for the Apgujeong Apartment District special planning area was conditionally approved.
Among the reconstruction projects for Apgujeong Districts 2 to 5, District 2 is the first to pass the review. The city designated it as a special construction zone to leverage the locational characteristics along the Han River and create a three-dimensional waterfront landscape in line with the basic management plan for the riverfront. It required sufficient openness and view corridors in consideration of the Han River to the north of the site and Jamwon Hangang Park.
Inside the complex, a public pedestrian passage will be installed so that anyone can pass through the complex and use a three-dimensional pedestrian bridge to access the Han River. Along Apgujeong-ro, open community facilities and neighborhood living facilities available to local residents will be created. Through donations for public purposes, the city plans to expand public facilities such as a government office building, a neighborhood park, and a three-dimensional pedestrian bridge.
Choi Jin-seok, head of Seoul City's housing bureau, said, "Among the reconstruction projects for Apgujeong Districts 2, 3, 4, and 5, District 2 was the first to be conditionally approved, which is meaningful as it marks the first gateway for full-scale reconstruction across the Apgujeong area," adding, "We will do our best to support administrative procedures so that, along with improving the residential environment, a waterfront residential space can be created where citizens can enjoy the Han River."
The reconstruction project for Samik Mansion Apartments in the area of 270, Myeongil-dong, Gangdong District, also passed the review. Samik Mansion Apartments, an aging multifamily dwellings complex completed in 1984, will be transformed through reconstruction from 768 households to a 990-household complex, including 104 public dwellings.
In connection with the reconstruction of Samik Park located to the southwest of the site, a neighborhood park totaling 7,100 square meters will be created to secure much-needed green space in the area. Beneath the park, a 110-space public parking lot will be installed to ease the local parking shortage.
In addition, the integrated review committee conditionally approved a change review plan for the housing reconstruction maintenance project at Sinbanpo 16th Apartments in Jamwon-dong, Seocho District. Sinbanpo 16th will be transformed into a residential complex with four buildings, up to 34 stories, and 468 households. The goal is to complete the change to the project implementation approval in Oct., start construction in Jun. next year, and complete in 2031.
