The site spans the area around Jonggak Station on Subway Line 1 and Jongno 3-ga Station on Lines 1 and 3, a district with many domestic and international visitors that includes the Jongno and Cheonggyecheon special tourism zones and the Jongno jewelry street.
Under the district-unit plan change, the floor area ratio applied to Jongno 2-ga and 3-ga will be raised to 600% from 450%, and the permissible floor area ratio will be increased to 660% from 600% to improve project feasibility.
In addition, when introducing first-floor street-activation uses along the Cheonggyecheon waterfront and the Youth Street in Gwancheol-dong, the building coverage ratio will be relaxed. To foster the specialized jewelry industry in Jongno, the limits on floor area ratio and height may be eased by up to 1.2 times when introducing recommended business types in designated development promotion districts.
The plan to designate the district-unit planning zone and determine the plan for the semi-industrial area in Seongsu, Seongdong-gu, was also approved with amendments. To revitalize industries in this area, when introducing recommended business types in industrial and distribution development promotion districts such as information technology (IT), culture, and content, the limits on floor area ratio and maximum height will be relaxed by up to 1.2 times.
In addition, when newly building or expanding red-brick structures, the building coverage ratio will be relaxed to up to 70%, and through upper-limit floor area ratio incentives, relaxations up to a floor area ratio of 800% can be applied.
The "Sinsa-dong 503-2 district-unit plan" related to the project to activate the station area around Sinsa Station in Gangnam-gu was also approved with amendments. As a result, the site will host office and commercial facilities and facilities supporting startups and small and midsize enterprises, with eight underground floors and 20 above-ground floors.
The designation and plan for the district-unit planning zone, and the detailed development plan for the special planning zone, for the area around 499-1 Banghwa-dong in Gangseo-gu were also approved with amendments, which is expected to improve the usage environment of aging office facilities.
