Rules in the redevelopment promotion district around Mia Sageori Station and Gireum Station on Subway Line 4 in Seongbuk District, Seoul, will be significantly eased.
The Seoul city government said on the 1st that it held the sixth Urban Redevelopment Committee meeting on May 30 and approved with amendments a plan to overhaul the district-unit plan for the Mia central redevelopment promotion district. The site covers 310,000 square meters around 88 Hawolgok-dong in Seongbuk District.
The city rationalized the floor area ratio system and minimized regulations on joint development. It created a "special planning zone" system to improve residential environments on inner blocks. Under the system, if the private sector assembles land and proposes joint development, it receives benefits such as eased floor area ratios, and the program will operate for three years on a temporary basis.
In a type 3 general residential area, the height limit was eased from 25 meters to 40 meters, and in a special planning zone it was eased to up to 130 meters. The maximum permissible floor area ratio in a special planning zone is 720%.
Choi Jin-seok, Seoul's director of dwellings, said, "We expect to strengthen commercial and office functions and improve development feasibility, boosting competitiveness as a local center," adding, "We will actively support the Mia Sageori area so it can grow into a representative of the northeastern region."
