Dangsan Hyundai Apartment Complex 3 in Yeongdeungpo District, Seoul, will be transformed into a large complex with buildings up to 46 stories tall.
The Seoul Metropolitan Government said on the 28th that at the "8th Urban Planning Committee's fast-track integrated planning maintenance project, etc., delegated subcommittee" held on the 26th, it approved with amendments a total of six maintenance plan agenda items containing these details.
First, Dangsan Hyundai Apartment Complex 3 in Yeongdeungpo District, completed in 1988 and now more than 30 years old, secured a floor area ratio of 399.66% by receiving incentives up to the legal maximum limit applied to semi-industrial zones. As a result, the maintenance project gained momentum, and the number of units for general sale will increase by about 30 from the original plan, with the complex set to be reborn as a new apartment community with a total of 734 households.
Yongsan District's Ichon-dong Riverside and Gangseo Apartments, which had long been at a standstill due to poor profitability, also found a breakthrough through public reconstruction. Built in the early 1970s, the complex already had a high existing floor area ratio of 317.7%, so there had been little progress for a long time even after a cooperative was established in 1993. However, with the recent upgrade in zoning (category upgrade) and the application of a relaxed floor area ratio, reconstruction has become possible with a maximum of 39 stories and a total of 209 households.
In Mapo District's Mapo Zone 4 districts 5, 6, 7 and 10, a key maintenance area in northern Seoul, 49-story supertall apartments reaching up to 161 meters and public facilities will be built. In this zone around Nogosan-dong, building height limits have been significantly eased thanks to the city's deregulation measures, and the permissible floor area ratio was also raised from 800% to 880%. Accordingly, with a final floor area ratio of 939%, the area will be developed with 497 units of multifamily housing from seven basement levels to 49 above-ground stories, along with public facilities of about 4,000 square meters, retail and more.
Redevelopment projects across Jung District, a central business district, are also expected to gain momentum. In Euljiro 2-ga Zone districts 10 and 11 around Samgak-dong in Jung District, buildings currently used as the Kyowon headquarters had deteriorated, making maintenance urgent. Through this review, the development scale was finalized at a floor area ratio of up to 1,154% and a height of up to 145 meters, paving the way for a state-of-the-art office building with a total floor area of 100,000 square meters from eight basement levels to 31 above-ground stories.
Nearby Euljiro 2-ga Zone districts 1, 3, 6 and 18 will be developed in tandem. Due to severe deterioration of three book-related buildings currently used as the Gwanggyo Building and the Shinhan Bank headquarters, the maintenance plan was revised. The site will be rebuilt as a large prime office building with a total floor area of 180,000 square meters from six basement levels to 40 above-ground stories, applying a floor area ratio of up to 1,199% and a height of up to 172 meters. In addition, as the redevelopment agenda for Small Unit Maintenance District 8 in Sogong 4 Zone in Sogong-dong, Jung District passed the committee, it will be newly constructed as a modern office facility with a total floor area of about 18,000 square meters on 13 basement levels.
