I am a bride-to-be about to get married. It is a brand mega-complex apartment, and I heard the sale price is in the 400 million won range, so I came early in the morning to have a look and maybe apply.
On the morning of the 18th, the model home for POSCO E&C's The Sharp Geomdan Lake Park set up in Wondang-dong, Seo District, Incheon. Even though it was a weekday morning, the area in front of the exhibition hall was crowded with visitors. From around 9:30 a.m., before opening, a long line formed under the canopy as people waited to enter. A person in their 30s identified as A, who visited the model home, said, "While looking into new apartments in the Geomdan new town area, I heard the sale price for the exclusive 59 square meters was in the 400 million won range, so I came to see it for myself."
Visitor ages were varied. Not only young newlyweds and end users in their 30s and 40s but also middle-aged people looking to move from existing dwellings to new apartments stood out. A person in their 50s identified as B, who was in the waiting line, said, "I live in an older apartment in Majeon-dong, where the complex will be built," and noted, "I came because I was curious after hearing a mega complex of nearly 3,000 households would be coming to the neighborhood." The person said, "Aren't the community facilities, parking, and floor plans of new apartments these days very different from older apartments?" and added, "I am considering moving to a new build."
The Sharp Geomdan Lake Park is the first "The Sharp" brand apartment to be supplied in Geomdan new town. As a mega complex supplied by POSCO E&C, it drew interest from local buyers even before sales. A sales representative said, "There are many inquiries because it is the first The Sharp brand complex in Geomdan new town and a landmark mega complex of 2,857 households."
The complex will be built on blocks AB22 and AB23 in Majeon-dong, Seo District, Incheon. It will consist of 26 buildings with 2,857 households, ranging from three basement floors to 29 above-ground floors. Of the entire complex, 1,337 households are exclusive 59 square meters, accounting for nearly half. The layout clearly targets small-to-mid-size end users.
The exclusive 59 square meters type A unit in the model home is designed in a four-bay (living room and three rooms arranged in the same direction) plate-type layout. The living room and three rooms are arranged in the same direction, creating a floor plan that considers daylight and ventilation. The kitchen features a food waste transfer system, and the dressing room has sliding doors and a dehumidifier to improve storage and maintenance convenience. The exclusive 84 square meters allows an option for a face-to-face kitchen and a dry vanity area.
The most common questions on-site were about transportation and building placement. At the consultation tables, visitors asked, "How long does it actually take to get to the subway station?" "Which building is the prime building?" and "Which buildings are closest to the station?" A sales agency representative said, "You can get to Wanjeong Station on Incheon Line 2 the fastest, and we expect strong interest in the area from Building 6310 to 6013 near the main entrance." It is known to take around 10 minutes on foot from the complex to Wanjeong Station. With access to the lifestyle zone of Geomdan Lake Park Station on Incheon Line 1 as well, there are expectations for transportation accessibility. If the extended Line 5 of the Seoul Subway and the GTX-D (Metropolitan Express Railway) line and other wide-area transport networks are built out, access to Seoul is also expected to improve.
The community facilities within the complex are planned to cover more than 9,917 square meters (3,000 pyeong). In addition to athletic facilities such as an indoor golf practice range, fitness center, GX room, sauna, and indoor gym, plans include a family library, edu & business lounge, kids' zone, guesthouse, and dining lounge. The idea is to leverage the scale of the mega complex to concentrate daily convenience facilities within the site.
Another strength is that the complex will rise at the center of the "work-life balance village" within Geomdan new town. The work-life balance village is a mixed-use zone combining residential, work, leisure, and education functions. It will feature facilities such as a smart work center and an integrated childcare center, as well as neighborhood living facilities, office facilities, everyday sports facilities, and cultural facilities. Residents of the complex are expected to be able to use the future-built living infrastructure nearby.
Regarding the sale price, a sales representative said it is "at a reasonable level compared with surrounding market prices due to the application of the price cap on sales." Based on the maximum price, in block AB22 the exclusive 59 square meters is in the 480 million to 490 million won range, and the exclusive 84 square meters is in the 630 million to 650 million won range. In block AB23, the exclusive 59 square meters is in the 480 million to 490 million won range, and the exclusive 84 square meters is in the 640 million to 660 million won range.
Person A, who toured the model home, said, "As far as I know, there are not many new small-size apartments around Geomdan Lake Park Station," and added, "With plenty of exclusive 59 square meters supply and a more competitive-than-expected sale price, I plan to apply."
The subscription schedule will accept applications for special supply on the 24th, first-priority on the 25th, and second-priority on the 26th. Winners will be announced over two days, July 2 to 3, and formal contracts will be signed over five days from July 14 to 18.
