One of the residents here spends nine months of the year in the United States and three months in Korea. On the 16th, after passing the main gate of Royal Park City 2 in Wanggil-dong, Seo-gu, Incheon, the first thing that caught the eye was the vast garden. As described, a modern reinterpretation of a European Renaissance-era garden, sculptures, fountains, tea houses, and trees blended throughout the complex. It felt closer to a resort garden than an apartment complex.
About 37% of the complex is landscaping. That is more than double the legal standard. Roughly 1.8 million flowers and trees have been planted. What particularly stood out was the "Blue Angel." Resembling the cypress trees of Tuscany, Italy, DK Asia planted 406 of them inside the complex and added about 100 more outside. These trees, about 4 meters tall, are reportedly around 1 million won each. In addition, golden euonymus, moonglow, red shoot photinia, danica, rock cotoneaster, and silver osmanthus are placed throughout the complex.
Royal Park City 2 is a large complex of 1,500 households that DK Asia developed under the banner of a "resort-style city." It was completed in Sep. 2024, and as it became known as a filming location for the drama "The Story of Director General Kim, Who Works at a Large Company and Owns a Home in Seoul," its public recognition grew. The community facilities are also differentiated from standard apartments. Inside the complex, the first branch of the premium dining brand "Gourmet Galleria" offers three buffet-style meals with different menus each meal in the low 10,000 won range. In the residents-only theater, the "Royal Cinema Lounge," people can watch titles released simultaneously in theaters right inside the complex.
The sports and leisure facilities are also configured like a hotel. There is a pool that includes a dry sauna and a toddler pool, and a fitness center equipped with equipment from premium fitness brand Technogym. In the two-story indoor golf range with a 50-meter carry, a professional golfer is on site to provide lessons. "Royal Legend Heroes," where people can enjoy seven sports including screen baseball, soccer, archery, and basketball, also operates. Major facilities are operated directly, and the management fee for an exclusive 84 square meters is said to be in the high 100,000 won per month range.
Transportation conditions are also improving. The nearby Wondang-daero was expanded from four lanes to eight, and Bongsu-daero was also upgraded to eight lanes. DK Asia's phase-two Royal Park City project is also gaining momentum. The project supplies 16,800 households on a total site of 2.6 million square meters, and when completed, a residential belt of 36,500 households will form in the area. That is on the scale of Sanbon New Town in Gunpo, a first-phase new town.
A DK Asia official said, "Because existing residents are highly satisfied with their housing, many recommended it to family, relatives, and acquaintances, which led to contracts."
Royal Park City 2 plans to accept applications on the 25th for 383 households that were DK Asia's held inventory. Although these units were initially planned for lease, they were converted to general sale in line with the policy of expanding housing supply. The supply types are 95 units of 74 square meters A, 110 units of 74 square meters B, 80 units of 84 square meters A, and 98 units of 84 square meters B, all by exclusive area. The sale price for an exclusive 84 square meters is in the high 600 million won to low 700 million won range.
In the industry, attention is on the fact that this complex is located in a non-regulated area excluded from the government's Oct. 15 real estate measures and that it could be incorporated into the newly established Geomdan District through a future administrative reorganization. Earlier, the "Geomam Station Royal Park City Limited 197," supplied in Mar., drew 1,682 applications for 197 households, logging an average competition rate of 8.54 to 1 and a peak of 28.6 to 1.
