On the 16th, after passing the main gate of Royal Park City 2 in Wanggil-dong, Seo-gu, Incheon, the first thing that caught the eye was the large garden. As explained, it is a modern reinterpretation of a European Renaissance garden, with sculptural fountains, a tea house, and trees blending throughout the complex. It felt more like a resort garden than an apartment complex.
The share of landscaping within the complex is about 37%. That is more than double the legal standard. About 1.8 million flowers and trees have been planted. What particularly stood out was the "Blue Angel." Resembling the cypress of Italy's Tuscany region, DK Asia planted 406 Blue Angels, each 4 meters tall, inside the complex and added about 100 more outside. In addition, golden euonymus, moonglow, red tip photinia, dense spruce, kniphofia, and silver osmanthus are placed throughout the complex.
Royal Park City 2 is a large-scale complex of 1,500 households that DK Asia developed under the banner of a "resort-style city." It became widely known as a filming location for the drama "Seoul Jagae dae gieop da nineun Kim Director General iyagi." DK Asia ranked No. 1 in the May 2026 implementing company brand big data analysis released by the Korea Reputation Institute.
Community facilities also differentiate it from ordinary apartments. Inside the complex, the first branch of the premium dining brand "Gourmet Galleria" offers three buffet-style meals with different menus each mealtime for a little over 10,000 won. At the residents-only theater "Royal Cinema Lounge," people can watch films that open simultaneously in theaters without leaving the complex.
Sports and leisure facilities have a hotel-style setup. There is a pool with a dry sauna and a toddlers' pool, and a fitness center equipped with machines from the premium fitness brand Technogym. A two-story indoor golf range with a 50-meter carry has a resident professional golfer for lessons. "Royal Legend Heroes," where visitors can enjoy seven events including screen baseball, soccer, archery, and basketball, is also in operation. Major facilities are run directly, and for an exclusive 84㎡ unit, monthly maintenance fees were said to be in the high-100,000 won range.
Transportation conditions are also improving. Wondang-daero near the complex was expanded from four lanes to eight, and Bongsu-daero was also upgraded to eight lanes. The second phase of the Royal Park City project promoted by DK Asia is also gaining momentum. The project will supply 16,800 households on a total site of 2.6 million㎡, and upon completion, a residential belt of 36,500 households will form in the area. That is comparable in size to Gunpo Sanbon New Town, a first-phase planned city.
A DK Asia official said, "Because existing residents' housing satisfaction is high, many cases have led to contracts after they recommended it to family, relatives, and acquaintances."
On the 25th, Royal Park City 2 will begin taking applications for 383 households that DK Asia had held in its inventory. The units were initially planned for lease, but were converted to general sale in line with the policy of expanding the supply of dwellings. The offerings are 95 units of exclusive 74㎡A, 110 units of 74㎡B, 80 units of 84㎡A, and 98 units of 84㎡B. The sale price for an exclusive 84㎡ unit ranges from the high-600 million won to the low-700 million won.
In the industry, attention is focusing on the fact that this complex is located in a non-regulated area excluded from the government's Oct. 15 real estate measures, and that it could be incorporated into the newly established Geomdan District with future administrative redistricting. Earlier, "Geomam Station Royal Park City Limited 197," supplied in March, saw 1,682 applications for 197 households, recording an average competition rate of 8.54 to 1 and a peak of 28.6 to 1.
