A total of 2,531 apartment homes, including long-term Jeonse housing, will be built across the Hwagok-dong area of Gangseo District in Seoul.
The Seoul Metropolitan Government said on the 18th that the 10th Urban Planning Committee meeting on the 17th approved with amendments the plans to designate maintenance zones and decide maintenance plans for the long-term Jeonse housing urban renewal-type redevelopment projects in the areas around Singeumho 2 Station and Hwagok Station.
The site is an aging low-rise residential area covering 93,458 square meters adjacent to Hwagok Station on Line No. 5. Under the maintenance plan, 2,146 units of multifamily housing will be created on a 64,837-square-meter site, in 25 buildings ranging from three basement levels to 18 stories above ground. Of these, 319 will be long-term Jeonse units, and 227 will be mandatory rental units under redevelopment.
Plans have also been prepared to improve transportation and pedestrian conditions. On the east side of the site, a new 15-meter-wide road will be built, and Hwagok-ro 21-gil, currently 6 meters wide, will be widened to 15 meters. A 10-meter-wide public pedestrian passage will be created on Gangseo-ro 35-gil. Parks and parking facilities will also be expanded.
An official with the Seoul Metropolitan Government said, "We expect to improve the poor residential environment near Hwagok Station and contribute to housing stability for low- and middle-income residents by supplying quality long-term Jeonse housing."
Meanwhile, the city newly designated roads in areas to be selected as candidates for the Moa Town initiative as a land transaction permission zone. Newly designated targets are three areas — ▲ around 77 Yangjae-dong, Seocho District ▲ around 76-1 Sinchang-dong, Yongsan District ▲ around 84-24 Noryangjin-dong, Dongjak District — and those that will be finally selected from among six zones to be submitted to the Moa Town initiative expert advisory meeting on the 22nd of this month.
