On Apr. 4, the nationwide real estate sale transaction amount topped 44 trillion won, marking the largest scale in 10 months. However, the transaction volume fell slightly from the previous month.
Commercial real estate platform corporations RealtyPlanet on the 16th released a report titled "April 2026 nationwide real estate sale market trends by type," including these details.
According to the report, in April the nationwide real estate sale transaction volume was 104,479, down 2.8% from the previous month (107,458), while the transaction amount rose 16.0% from 38.0892 trillion won to 44.1736 trillion won. Compared with the same month a year earlier (98,263 transactions · 35.8317 trillion won), the transaction volume and transaction amount increased 6.3% and 23.3%, respectively.
Looking at sale transaction volume by type, transactions were more active in four of the nine categories from the previous month. Factories and warehouses, etc. (collective) rose 39.2% from 380 to 529, the highest growth rate. That was followed by ▲ officetels (9.0%) ▲ factories and warehouses, etc. (general) (5.7%) ▲ row houses and multiplex houses (5.1%) ▲ apartments (0.2%). In contrast, ▲ shopping units and offices (-19.0%) ▲ commercial and office-use buildings (-10.0%) ▲ land (-8.6%) ▲ detached and multi-household homes (-5.6%) saw declines in transaction volume.
Sale transaction amounts increased in eight categories except detached and multi-household homes (-1.5%). Factories and warehouses, etc. (general) recorded a 54.6% rise, followed by ▲ factories and warehouses, etc. (collective) (36.2%) ▲ apartments (19.7%) ▲ shopping units and offices (16.4%) ▲ officetels (12.7%) ▲ land (7.3%) ▲ commercial and office-use buildings (4.6%) ▲ row houses and multiplex houses (4.3%).
In April, nationwide apartment sale transaction volume was 49,075 and the sale transaction amount was 26.9707 trillion won, up 0.2% and 19.7%, respectively, from the previous month (48,954 transactions · 22.5270 trillion won). Compared with the same month a year earlier (41,251 transactions · 19.0684 trillion won), the transaction volume increased 19.0% and the transaction amount rose 41.4%.
In the same month, nationwide officetel sale transaction volume was 3,942 and the sale transaction amount was 961.0 billion won, up 9.0% and 12.7%, respectively, from the previous month (3,615 transactions · 853.0 billion won). Compared with the same month a year earlier (3,365 transactions · 781.0 billion won), the transaction volume rose 17.1% and the transaction amount increased 23.0%.
In April, nationwide shopping unit and office sale transaction volume was 2,858, down 19.0% from the previous month (3,528), while the sale transaction amount increased 16.4% from 1.3552 trillion won to 1.5774 trillion won, showing divergent trends. Compared with the same month a year earlier (3,360 transactions · 1.4247 trillion won), the transaction volume fell 14.9% and the transaction amount rose 10.7%.
