I came from Suwon because I heard there would be a public apartment sale in Dongtan. The exclusive area is spacious at 84㎡, and the sale price is around 600 million won, which is great. I plan to apply for the special supply under the tracks for newlyweds or households with newborns.
At the model home for the public-sale apartments at Hwaseong Dongtan 2 C27 block, set up in Cheonggye-dong, Dongtan District, Hwaseong, Gyeonggi, which I visited on the 8th, A, 34, who came holding a child with a husband, said, "The rooms are roomier than I expected, and I like that the storage space is large."
Even on the final day of opening, the Hwaseong Dongtan 2 C27 block model home bustled with newlyweds and soon-to-be newlyweds pushing strollers. A field official at Korea Land & Housing Corporation (LH) said, "On the weekend there were more people waiting than now, and the line stretched quite long," noting the enthusiasm for this public-sale housing.
Hwaseong Dongtan 2 C27 block, located in Sindong, Dongtan District, Hwaseong, will have an apartment complex of seven buildings, 20 stories above ground, with 473 households. All units are a single exclusive area of 84㎡. Ninety officetel units will also be supplied.
◇ Ample storage space…high versatility in every room
Upon entering the model home for the 84㎡ type A, a plate-shaped layout with three rooms and two bathrooms, the space planning targeting three- to four-person households stood out. The entryway pantry (built-in storage) had enough room not only for a deluxe stroller but also for bicycles and golf bags. There was also a pantry in the corridor leading to the living room for storing clothes or household items.
The rooms also looked highly versatile. Both small rooms could fit a bed and a built-in wardrobe (option) and still leave space for a desk. They were large enough for children to live in even as adults. The primary bedroom seemed a bit tight for adding a separate wardrobe, but it had a separate powder room and dressing room attached, providing sufficient storage.
The living room felt somewhat compact. However, the linear layout that connects the kitchen and living room made up for that, making the shared living space look much larger. The kitchen can be configured in a U shape by adding an island table as an option. The laundry room next to the kitchen still had space left even with a washer and dryer placed side by side.
Hwaseong Dongtan 2 C27 block had a notably large landscaped area, and the spacing between buildings was well secured. Unlike some apartment complexes that maximize floor area ratio and feel "crammed," it felt distinctly pleasant.
An LH official explained, "Under the district unit plan guidelines, it was planned as a waterfront mixed-use complex, so the apartment height was limited and the landscaped area was expanded," adding, "By law, landscaping must exceed 15% of the total site area, and 20% at project approval, but this complex is around 34%, offering a considerably large landscaped area."
In particular, the complex will include a variety of community facilities such as a daycare center and a senior center, as well as a kids station, a book cafe, a fitness center, and a golf practice range.
◇ Strong regional transit network…advantage of proximity to schools and academies
This block is expected to see high application demand from newlyweds and households with newborns due to its excellent educational environment. Hwaseong Dongtan 2 C27 block is within walking distance of elementary, middle, and high schools, and it is directly adjacent to Mokdong, classified as a school district area within Dongtan. As a result, there is also an outlook for strong demand from existing nearby residents.
An LH official said, "This block is at the entrance to Sindong, making it easy to use the Mokdong academy district," adding, "Not only are newlyweds and households with newborns applying, but residents of nearby apartments are also showing strong interest." The official added, "In particular, there are cases where residents of apartments that were publicly sold in the same district seven years ago are now showing interest in the C27 block because, as their children grow, it is close to the academy district."
Its strong regional transit accessibility is also a plus. Within about 10 minutes by car, you can reach Dongtan Station, served by the Metropolitan Express Railway (GTX)-A and SRT. When the entire GTX-A line opens in 2028, access to major downtown areas of Seoul is expected to improve significantly. Additional transit networks such as the Indeokwon–Dongtan double-track railway and trams are also anticipated.
Hwaseong Dongtan 2 C27 block is supplied at a reasonable price under the pre-sale price cap system for dwellings. The sale price for Hwaseong Dongtan 2 C27 block is set around 600 million won. Depending on the type, prices range from 569.19 million to 617.37 million won. However, prices may rise if options such as bathroom finishes, wallpaper, flooring, and system air conditioners are added.
Dongtan recently saw the highest transaction price for the standard popular size surpass 2 billion won. An 84㎡ unit at "Dongtan Station Lotte Castle" in Yeoul-dong changed hands last month for 2.08 billion won (39th floor). Nearby "Dongtan Station Sibeom Unam Firstvill" (1.58 billion won) and "Dongtan Station Sibeom The Sharp Central City" (1.59 billion won) also easily exceeded 1.5 billion won in transactions.
Hwaseong Dongtan 2 C27 block will begin special supply on the 9th and general supply on the 11th. LH will offer 354 households under special supply and 119 households under general supply. For general supply, priority will be given to newborn households, followed by first-priority supply to Hwaseong residents (one year or more). After that, residents of the Seoul metropolitan area will also be eligible to apply.
The resale restriction period is three years, and the re-winning restriction is 10 years, with no mandatory occupancy period. Move-in is scheduled for June 2029.
