The number of transactions for commercial and office buildings in Seoul rose for a third straight month. However, the average amount per transaction fell, indicating an increase in transactions centered on small and midsize assets.
According to commercial real estate services corporations Rsquare on the 9th, the volume of transactions for commercial and office buildings in Seoul was 1.7664 trillion won, with 202 transactions recorded. Compared with the previous month (1.6725 trillion won and 185 transactions), transaction volume rose 5.6% and the number of transactions increased 9.2%, respectively. The number of transactions has steadily climbed, from 143 in January to 144 in February, 185 in March and 202 in April.
Compared with the same month a year earlier (April 2025, 196 transactions and 2.5621 trillion won), the number of transactions rose slightly, but the volume fell. Rsquare said participation in transactions expanded, but large transactions that could lift the overall market size did not materialize. Despite the increase in the number of transactions, the average amount per transaction was about 8.7 billion won, slightly lower than the previous month (about 9 billion won).
April's highest-price transaction was the "Lotte Chilsung Beverage Yangpyeong-dong Workplace" in Yangpyeong-dong 5-ga, Yeongdeungpo-gu, which transacted for about 158 billion won. It was followed by the sale of the "Hana Insurance Building" in Inui-dong, Jongno-gu, at about 137 billion won. Transactions of 100 billion won or more were limited to these two.
Rsquare Research Center said, "In April, the number of transactions surpassed 200, confirming broader market participation," and added, "However, the growth in transaction volume was limited, and the market was characterized more by transactions centered on small and midsize assets than by large transactions."
