A mixed-use office and culture complex will be built in the Sewoon 6-1-4 zone of the Sewoon Redevelopment Promotion District around Chungmuro in Jung-gu, Seoul.
The Seoul city government said on Jan. 9 that it convened the fifth Urban Regeneration Committee meeting on Jan. 8 and approved with amendments the "Sewoon Redevelopment Promotion District and Sewoon 6-1-4 Zone Redevelopment Promotion Plan amendment."
The decision aims to create a multi-functional hub around Chungmuro, in central Seoul.
With the amendment approved, the zoning will be upgraded from a general commercial area to a central commercial area. The floor area ratio will be relaxed to up to 1,300%, the building coverage ratio to up to 60%, and the building height to up to 186 meters.
The zone will see a 38-story above-ground complex. It will include cultural and arts spaces, a venture business cluster facility, office facilities, neighborhood living facilities, and a multipurpose cultural space for performances and fashion shows.
The city also conditionally approved an amendment to the district unit plan to integrate small neglected roads and leftover parks within the Cheonho and Seongnae Redevelopment Promotion Districts in Gangdong-gu with adjacent parcels for unified development. The step is meant to resolve ongoing resident inconvenience caused by repeated illegal parking.
A city official said, "Through this district unit plan change, the problem of illegal parking will be fundamentally resolved, and a safer road environment will be created."
