Gyeonggi Province's Ansan City is pushing to create a large industrial-logistics complex around KTX Choji Station. The area under review for development alone reaches 1.65 million square meters, the size of about 230 soccer fields. It is seen as a move to establish a future growth base to replace the aging Banwol and Siwha National Industrial Complexes.
On the 1st, according to the real estate industry and Ansan City, the city is reviewing plans to create an industrial-logistics complex in parts of Choji-dong and Singil-dong in Danwon District and parts of Sasa-dong in Sangnok District. A plan to build a complex that combines industrial and logistics functions in Choji-dong and Singil-dong, and an industrial complex in Sasa-dong, is being strongly discussed.
Ansan City is currently conducting analyses of development conditions, tenant demand surveys, and economic feasibility reviews. The project method is known to be under review, including public development and public-private joint development.
The area the industry is watching is around Choji-dong near Choji Station. The site borders the Banwol National Industrial Complex and is expected to benefit from the expansion of the metropolitan transportation network. Choji Station is an interchange where the Seohae Line and the Suin-Bundang Line intersect. With the opening of the Sinansan Line and plans for KTX stops being promoted, it is emerging as a key transportation hub in the southwestern Seoul metropolitan area.
Ansan City plans to foster this area as a new industrial cluster that combines advanced manufacturing and logistics functions. The Banwol and Siwha National Industrial Complexes have grown into leading domestic manufacturing hubs, but the city judged that the need to strengthen competitiveness has increased due to aging facilities and changes in the industrial structure.
In fact, more than 40 years have passed since the Banwol and Siwha complexes were created, and aging issues have been continuously raised. The manufacturing-centered industrial structure is also being called to be reorganized around high-tech industries.
An Ansan City official said, "We are reviewing a new industrial complex model to respond to changes in the industrial environment," and added, "We are looking at various possibilities, including ways to link advanced industries and logistics functions."
Through this project, the city plans to attract advanced manufacturing companies and logistics companies at the same time and upgrade the industrial ecosystem. In particular, the city expects that once metropolitan transportation networks such as KTX and the Sinansan Line are completed, the industrial location competitiveness around Choji Station will rise significantly.
As the supply of logistics centers in the Seoul metropolitan area declines recently, the scarcity of mixed-use development sites that combine industrial and logistics functions is growing. Some in the industry also analyze that the area around Choji Station, which has existing national industrial complexes, rail links, and metropolitan transportation networks, could emerge as a new industrial base in the southwestern Seoul metropolitan area.
Meanwhile, Ansan City is also pushing a project to create the Singil General Industrial Complex, covering about 279,000 square meters around Singil-dong. The city completed approval of the industrial complex plan last year and is targeting completion in 2029.
In the Choji Station area, an integrated development project to underground the rail section between Choji Station and Jungang Station on the Ansan Line is also being pursued in parallel. Promoted as a leading project by the Ministry of Land, Infrastructure and Transport, the plan uses about 712,000 square meters of rail overbuild and adjacent sites to create parks and commercial and cultural facilities.
