Eunpyeong District's Galhyeon District 1 in Seoul will be reborn as a large complex with six underground floors, 25 above-ground floors, and a total of 4,467 households.
The city said on the 29th that it approved with modifications and on conditions the change review plan for the Galhyeon District 1 housing redevelopment maintenance project around 300 Galhyeon-dong, Eunpyeong District. Galhyeon District 1 is a redevelopment site adjacent to Yeonsinnae Station on subway Lines 3 and 6. In this review, the floor area ratio was raised to 249% from the previous 234%, increasing the number of households by 327. The maximum number of floors was also increased.
In addition, a green axis will be planned to connect to Aengbong Mountain to create a nature-friendly environment.
In Banghwa District 5 in Gangseo District, a 15-story apartment complex with 28 buildings and 1,665 households will be built. The city approved with modifications and on conditions the integrated review plan for the reconstruction maintenance project in the Banghwa District 5 redevelopment promotion zone around 18 Gonghang-dong, Gangseo District.
The site faced difficulties improving profitability due to height restrictions from nearby Gimpo Airport, but the city eased the standard floor area ratio, adding eight more households than before. Banghwa District 5, now in the final stage of relocation, aims to begin demolition in the second half of this year and break ground in the first half of next year.
A Seoul City official said, "The Banghwa redevelopment promotion district is a large-scale new town project representing the southwest of Seoul, and with the integrated review of Banghwa District 5 passed, it will not only improve the residential environment of aging neighborhoods in the area but also, leveraging its location adjacent to Magok District, contribute to forming a transit-oriented city with close proximity between jobs and housing."
