Seoul Housing and Urban Development Corporation (SH) said on the 28th it is recruiting tenants and preliminary tenants for 1,884 households of Happy Housing (including Seoul REITs Happy Housing), including Sadang Hannuricha. The tenant recruitment notice was posted on SH's website the same day.
Happy Housing is public housing supplied at 60% to 80% of nearby market prices for students, young people, newlyweds, and older adults. Students and young people can live for 10 years, newlyweds with children for 14 years, and older adults and recipients of housing benefits for up to 20 years.
This recruitment includes 55 households in new complexes, including reconstructed apartment buildings; 332 remaining vacant units arising from tenant move-outs and canceled contracts; and 1,497 preliminary tenants.
Average deposits and rents by dwelling size are as follows: ▲ exclusive area of up to 29㎡, deposit 62 million won, rent 240,000 won ▲ exclusive area of up to 39㎡, deposit 114 million won, rent 430,000 won ▲ exclusive area of up to 49㎡, deposit 136 million won, rent 520,000 won ▲ exclusive area of up to 59㎡, deposit 163 million won, rent 620,000 won.
When selecting priority supply recipients, applicants with children under age 2 (born on or after May 28, 2024, inclusive) are selected first. This applies only to priority supply, and if the number of priority applicants with children under 2 exceeds the number of document-screening candidates and winners, a random draw will be held.
Eligibility requires being a member of a household without a home as of the tenant recruitment announcement date (May 28) and meeting the following: at or below 100% of the previous year's average monthly income for urban worker households by household size, total assets at or below 345 million won, and vehicle value at or below 45.42 million won. Detailed criteria may vary by supply category, and full details can be found in the notice.
Applications will be accepted June 15-17 through the SH online subscription system. Older adults or people with disabilities who have difficulty using the internet may apply in person at the corporation for two days from June 16 to 17.
Document-screening candidates will be announced on June 26, winners on Oct. 30, and move-ins will be possible starting in December. Scheduled move-in dates may differ by complex, and preliminary tenants will be notified of their scheduled move-in dates individually.
