In the previous month, the jeonse deposit for one-room units in row houses and multi-family homes in Seoul rose slightly, and the average monthly rent was shown to have declined.
On the 28th, real estate information platform Dabang released the April Dabang Map, which analyzed the levels of monthly rent and jeonse by each of the 25 districts for one-room units (exclusive area 33 square meters or less) in row houses and multi-family homes in Seoul as of April.
The Dabang Map is a map created to allow a quick comparison between the district-by-district average monthly rent and average jeonse deposit, extracted based on the actual transaction prices from the Ministry of Land, Infrastructure and Transport, and the Seoul regional average. Using the Seoul average price level as the baseline (100%), a figure higher than 100% means the one-room price level in that district is above the average.
According to this, the April average jeonse deposit for one-room units in row houses and multi-family homes in Seoul was 216.84 million won, and the average monthly rent based on a 10 million won deposit was 700,000 won. Compared with March, the average jeonse deposit rose by 2.98 million won (1.4%), but the average monthly rent was shown to have declined by 10,000 won (1.7%). The rebound in jeonse deposits was the first in two months since January.
By district, the average jeonse deposit was highest in Seocho District at 125%. It was followed by Gangnam District at 122%, Yongsan District at 114%, Jung District at 113%, Dongdaemun District at 107%, Yeongdeungpo District at 103%, Mapo District at 102%, and Gangdong District and Gwangjin District at 101%. A total of nine areas exceeded the Seoul average.
Average monthly rent was highest in Gangnam District at 134%. Despite a decrease of 70,000 won (6.7%) from the previous month, it recorded an average monthly rent of 930,000 won, maintaining its position as the highest-rent area in Seoul. It was followed by Yongsan District at 128%, Seocho District at 117%, Mapo District at 115%, Gangseo District at 114%, Seongdong District at 113%, Yeongdeungpo District at 109%, Jungnang District at 107%, and Gwangjin District and Dongdaemun District at 103%, with a total of 10 areas showing average monthly rents above the Seoul average.
The April Dabang Map released by Dabang targeted one-room units in row houses and multi-family homes with an exclusive area of 33 square meters or less that were transacted in Seoul in April. It calculated the average monthly rent and average jeonse deposit based on a 10 million won deposit reflecting the jeonse-to-monthly conversion rate, with the average monthly rent compiled from transactions with a monthly rent deposit under 100 million won and the average jeonse deposit compiled from all jeonse transactions.
