Korea Land & Housing Corporation (LH) is accelerating innovation in construction site safety management, public housing defect management, and housing welfare services by using artificial intelligence (AI) technology. By expanding the application of AI technology to public services directly tied to public safety and convenience, as well as improving work efficiency, it is moving to fully implement artificial intelligence transformation (AX).

As of the 20th, according to LH, it is expanding the deployment of an AI-based smart safety management system at 311 construction sites nationwide. It integrates an "AI analysis solution" with construction site CCTV to detect in real time key risk factors such as workers not wearing safety helmets, collapse, falls, and entry into danger zones.

When AI detects signs of danger, a risk alert is immediately sent to on-site managers through smart Internet of Things (IoT) sensors. This goes beyond simple CCTV monitoring to a structure that enables both accident prevention and rapid response at the same time.

According to LH, the number of accidents at its supervised construction sites last year was 160, down about 40% from 263 the previous year. LH attributes this to moving away from manpower-centered safety management and actively introducing smart safety systems.

Based on last year's pilot results, LH plans to expand the application of the AI analysis solution to construction site CCTVs nationwide within the year.

AI technology is also being applied to safety management of disaster-prone facilities. LH is expanding the introduction of an "AI smart measurement system" for retaining walls and slopes at risk from natural disasters such as heavy rain and heavy snow.

The system combines high-precision IoT sensors with AI analysis technology to detect and analyze in real time structural changes such as displacement and tilt of retaining walls. It can detect even minute changes that are difficult to see with the naked eye and provides real-time alerts when signs of danger occur to help prevent loss of life and property.

Installation has been completed at 40 retaining wall facilities not yet transferred, and LH plans to complete installation at an additional 42 sites before the rainy season this year.

AI has also been introduced into public housing defect management services. Through the AI-based mobile defect repair management solution "HomeFix," LH operates the entire process from defect filing to completion of repair as a one-stop service.

As a result, the time from defect filing to completion has been shortened by an average of more than five days, and the system has been improved so that residents can check the processing status in real time. The service was also selected as a best practice in AI innovation for public institutions by the Ministry of Economy and Finance and the Korean Academic Society of Business Administration for Public Enterprises.

Use of AI is also expanding in the housing welfare service sector. LH is operating an "AI care call service" using Naver Cloud's AI care call "Clova CareCall."

For residents in vulnerable groups such as seniors living alone in rental housing, the service has AI regularly check on their well-being and health status. It is designed to enable a rapid response in the event of a crisis.

Since Oct. last year, LH has been running a pilot project for 1,200 single-person elderly households living in national and permanent rental housing. LH plans to expand the program nationwide going forward, as improvements in service efficiency and expense savings have been confirmed.

Last year, LH established a dedicated AI Innovation Center to drive AI transformation of public services and also built support structures such as an AI Innovation Committee and an in-house frontier organization. In Dec. last year, ahead of the enforcement of the Artificial Intelligence (AI) Framework Act, LH also preemptively introduced its AI Ethics Principles.
